I'm currently taking this apartment to court. I spoke to a former property manager and she told me that they have to try to make a certain amount per month so they try their best to scam college students because they don't know how to fight back.
My situation - I have a cat. There was a cat urine smell. We had our apartment professionally cleaned. I went through the walk through with a property manager and we both signed the papers stating they were only going to charge me about $150 for the smell so they could clean it. We signed and dated it.
THEN the head property manager takes the signed document and does HER OWN PRIVATE walk through when no one is there and decides we have to pay $1300. Luckily the first property manager gave us a copy of the original walk through. :) We have all receipts from cleanings and original paperwork. They send us letters with the date ten days earlier from when they actually sent it. (they sent it certified and they stamped the envelope with the date it was sent.)
It was nicknamed 'Murder Walk' by the other people living here. I had a kid die not 30 ft from my front door. They promise to repair things and then take 6 months to even look at them! Maitenence workers will just show up out of the blue for unscheduled maitenence that was never requested!

Well then lets see... that is not "murder" that is a kid falling out of a moving grocery cart that hit a speed bump while being pulled by a car! DUH! Not murder!
