I've lived in these apartments for 6 years, originally under the name of Courtney Springs, then two management company changes, and they renamed it Legends Winter Springs and added the title "luxury apartments" to the sign. I laughed when they did that, since it doesn't feel all that luxurious, but now that I am moving closer to work and family, the other apartments I'm looking at leave a lot to be desired.

I'm in a building one away from the main office. The parking is not too terrible - I almost never get a spot immediately in front of my building, but I only have to walk 50-75 feet. It seems longer when carrying groceries, but there are almost always open spaces for visitors, they just have to walk 75-100 feet.

The overall community is pretty quiet - it's not a massive complex, and due to the price ranges, it's also not necessarily geared toward large families or ones with lots of younger kids, although there certainly are some. I usually can't hear my neighbors, but if I go to bed early, I can sometimes hear the upstairs neighbors watching a loud movie, and I swear they have the same CD in their stereo every other Saturday morning because if I try to sleep in I can hear the same beat droning on and on and can't figure out what hip-hop song it is. If you have any other noise going on in your own apartment, like a TV or radio on low, or even a fan in the bedroom would cover it.

The grounds are pretty well maintained - there are doggie stations with plastic bags available in a lot of places. Some people use them, some don't, so you'll still see the occational poo spot, but it's pretty rare. There is a fountain in the main retention pond along 434, which is lit and night and a nice welcoming sight when driving home late. It was broken for a few years, but the most recent management company finally fixed both the fountain and the light and it's nice to have it back. I've found a lot of other apartments in the Orlando area where all of the landscaping/grounds maintenance focus is just on the front sign area to lure you in, and then the back sides of buildings might have funky growth or split railings, etc. That's not the case here. It really has a feeling of being thoroughly maintained grounds. With the exception of the exercise area. The room itself is clean and well kept, but the equipment consists of one big bulky weight system that I've never dared try out, two moderate treadmills, one of which rarely works, two step machines, one of which doesn't work, two bike machines, one of which has a pedal that falls off. I wouldn't suggest that this be a motivating factor for you choosing to move in. Changing topics, there's also a little car care center near the East end of the complex--it took me 3 years to learn it was there since I never go on that side. It's just two parking spots with 1 vaccuum and 1 spray/cleaning pump that you have to put change into, but it's handy. Also, the complex is pretty close to a walking trail - if you go through the East parking lot and hedge, cut through the back parking lot of the church there, and head down Vistawilla for a block or two, you'll run into the trail crossing and can head either way for some nice exercise. The complex also has at least one, maybe more, designer-furnished apartments that they'll let you rent on daily or weekly basis if you have family or friends come into town and need more space, which is really handy since there are no hotels in the area.

I've never felt unsafe in the area - I guess they had a rash of vehicle breakins a few years ago and they added a few security cameras as well as signs when you drive in saying you may be under video surveillance to deter theft. Every once in a while we get a flyer reminding us not to keep valuables in our cars, but I've never experienced a problem myself. There are lights in the walkways and parking lots, and the trash compactor is right near the entrance/exit to the community, so when I'm walking trash there late at night, I feel like it's well lit and not in some hidden corner of the community that would scare me to walk to.

The quality of the interior of the apartments is not bad, especially not when compared to the options I'm looking at moving into. At least in my apartment, all the cabinetry is white, with light gray/peach counter tops. I love having my own utility room with washer and dryer, and across from them is a small set of shelves that I can use for storage and have my cat litter box on the bottom there so I don't have it in a closet or bathroom like some complexes seem to assume you'll want to do. The shower rod that came with the place was crappy, but that's hardly a significant complaint. I wish the kitchen sink came with a sprayer. I also wish the ice maker in the freezer was able to have a filter installed. I added a screw-on filter to the kitchen sink because the water tends to have a bad flavor, and black stuff grows on the little metallic screen thingy that comes with the regular faucet. This happened on both the kitchen and bathroom sinks and part of me worries I'm ingesting mold. The other part didn't know if I was blowing it out of proportion and I just added my own filter. Layout and size are great. Large master (ok, ONLY) bedroom and ok-sized walk-in closet. I wish I had more interior storage because I hate storing anything in the outside storage closet off the balcony. Things tend to grow in Florida in humid outdoor storage.

The maintenance staff is very responsive, which is good because during the summer my AC goes out 2-3 times a year. They fix it the same day that I call though, and I think their overall policy is for AC issues when the outside temp is over 80, they'll fix it within 24 hours whether it's weekday or weekend. Not sure which round of management companies had that policy though or if all have carried it through. Unrelated to storms and hurricanes, I've probably had 3-4 power outages here that are unexplained. When I first moved in, there were TONS of power surges, and I ended up getting a UPC battery backup to plug all my computer components into so I wouldn't get disrupted by power surges, and a nicer power strip/surge protector for my TV/cable/DVD setup so I wouldn't have to worry about them as much either. There's probably a power surge (when I'm home in the evenings or weekends) every 3-4 months or so, that is enough to cause the cable box to reset, and probably twice a year I come home from work to the stove and microwave clocks flashing because of a long enough power outage to disrupt them. Definitely use surge protectors for peace of mind.

I don't have lots to comment about the staff - I rarely interact with them since I send my rent through bill pay online and rarely have complaints or questions for them. Whenever I see the staff driving or walking through the complex, they're always friendly and wave. When I pick up packages from the front office, they are polite and prompt. When I call with questions about my lease timeframe, they are polite and informed. When I call with maintenance issues, they respond quickly and I don't feel brushed off.

Overall I've been satisfied with my time here. I feel like the price is a little steep for being so far away from the city center, but the neighborhood is
residential, relatively quiet, a block away from 417, and I don't have any other big complaints. The price I pay is not what's on their website because they list their promotional rate as the apartment rate, even though it would go up after your first year of rent. So be sure to ask about that!

We appreciate some of the wonderful comments about our property. The fact that you have been a resident here for 6 years says alot and we really appreciate your residency in our community. We noticed a mention of a guest suite available for daily rental for family or friends that might be visiting. I just wanted to update you that we might have had that available back when we were Courtney Springs Apartments but have not offered that since then.
