08/2008 update: This will be my last edit to this entry. As I am still a resident, I am thru with making an opinion on this place. I am highly disappointed living here. The management seems only concerned with thier bottom line and not their steady tenants. It is nice to see that they are taking the effort to fix up the place however I must say that the company who installed the gutter system sucked because now the rain pools up infront of my door worse than before, on heavy rainy days i can have 2 to 3 inches of water infront of my door...they should have at least put some sort of channeling or funnel at the end of the gutter so the water gets directed out to the bushes & sidewalk...but then again that shows the "top quality" contractors they hire. I had major water damage to my apartment a few months ago and after they supposedly patched/fixed it they said it would be painted...well, i guess their definition of painted is to leave the spakling exposed because I can clearly see where the walls were patched...it was not even sanded to be smooth and at least blend in with the wall. Again..."top quality".

I am on my last nerve with this place and it is ashame since the units in general are nice and spacious. I am currely adjusting my budget so I can put away money to move. If I have to renew my lease next year, it will be because of necessity not because of desire.

Everyone's situation is different and everyone's experiences are different but for me, I have not enjoyed it here since we first moved in. It has just been once thing after another. It is what it is and I will deal with living here in the best way possible and keep saving my money so I can find somewhere else to live.

Good luck to those who stay and to those who are new. I hope your stay here is better than mine.....


04/2008 update: Ok for some reason this sill site will not let me change the years that i have been a resident here.... Well, I changed my recommendation to Yes, but I say Yes with caution to future tenants. (I wish they had a "maybe" option) Caution that you may end up with crappy neighbors, or have other issues arrise. But on the upside, it is located in a nice neighborhood, and the apartments are spacious. The outsides could probably use some TLC & New paint but they are not really delapidated looking I think - they just look old - which the complex is a bit aged considering what is around the area. I have had mixed contact with both current & former management as you can see from below. I am happy to report that they had our A/C Ducts clean and it seems like an improvement. Still trying to solve my noise issues with out having to knock on doors myself, but not sure if the office can really do much except send letters cause no one really seems to listen to them any way. And if anyone else seems to hear the same noise, they must not care or are afraid to say anything. I mean, the purpose of the management is to serve the tenants...well, their service is so-so in my opinion right now. Hopefully my opinion will change as they seem like polite people.

01/2008 update:

Well, not much has changed. We have a new property manager who I have not formed an opinion about. The maintenance man got a good mark for getting us a new water heater, yet it was just lucky for us that the thing was starting to leak. I was getting kind of tired taking 10 minute showers for almost a month. My neighbors are still just as noisy and I am still trying to figure out who has their tv/stereo turned up on full bass as I can hear it over my own stereo system. Not sure if I will ever figure it out but it is certainly annoying. I have yet again addressed the issue with the management and since it is a new property manger I am dealing with, I am back to square one. But on first impression she seems willing to try & help me solve the issue. I am also reserving judgment as we are going to be trying to get the A/C ducts cleaned as my sinus problems have only gotten worse since I moved here. A previous tenant upstairs did not help with the matter by letting their A/C unit freeze up & leak down into our unit causing moisture & mold/mildew (as seen on the filter at the time) to be introduced into a brand new A/C unit. Parking still sucks. My neighbors are ok people. The area is still nice. We will be renewing our lease mainly because we are just not in a situation to move or even upgrade to a 3-bedroom unit. And on a side note, we were impressed with the size of the 3-bedroom. Very large and plenty of space to live in for a while. But back to the subject at hand...We will see how things go with the new management......to be continued.....

10/2007 update:
Management has made some changes in staff and the Property Manager seems to be on property more often now. Not much has changed. I am on my third set of neighbors above me and they are better than before but still noisy at time - almost sounding like they are rearranging furniture every night and into the wee hours. The parking is not resident-friendly. I am not too thrilled with some of the new staff as they do not seem to know how to relay messages to the Property Manager. I had been trying to reach her for a month before I could get a situation resolved. Although I still have mixed feelings about the complex, due to my situation I will most likely have to renew but I hope I can get into a larger unit and with that have better neighbors. however, the area/neighborhood that the complex is located in is very nice so that is a plus. Still undecided as to whether or not I would recommend this complex to others, but if I did, I would add caution to my recommendation. So, we'll see.

My boyfriend & I moved in March of 2006 after our previous place went condo. We were impressed at it's location & appearance. Although much older than other complexes it was still nice. We moved into a 1st floor unit - due to our situation we could not wait for a 2nd floor unit. Upon move in, our neighbors seemed nice but most just keep to themselves, which is no big deal to me. What ever maintenance issues arose, the office was pretty good at getting them completed in a timely manner. We ended up with a bunch of rowdy college kids above us which were causing lots of noise at various hours. After much talk with the management, they were able to handle the situation & remove the tenants. Up until then things seemed ok. Until we got some new neighbors. Earlier this year - around Feb/March - we got some new neighbors. Let's just say they are less than stellar. First they try to hog the parking spots with 3 vehicles then take up one larger space with 2 of them (one was a Harley) almost as if they were reserving the space for themselves on top of which the bike was ridden twice in the 4 months they have been here. They could have 20 vehicles for all i care but when you are not driving one of them, it needs to be parked in the spots normally used by guests. There is limited parking for residents (and they are not assigned), especially when some of them are reserved for handicap tenants. Well, after a few months of talking with the office, I finally got that situated but could already tell that the office was starting to not be as "caring" as before. My other issue is the fact that they are seriously noisy. They cannot seem to keep their 9/10 year old daughter from tumbling all around the apartment..even well into the night & early morning. As well as, keeping their teenage son quiet when is parents are not home - between the mini-parties with his friends & the setting off of firecrackers in their front doorway. I have tried to communicate these issue with the office but after a few phone calls and visits to the office, they keep avoiding me. We find this highly disrespectful on the part of the management. My upstairs neighbors have no regards for the neighbors around them..and we end up being the people who are unlucky enough to live under them. I have gone to their door numerous times to ask them to be quiet, but to no avail...it just continues the next night. I have made additional phone calls to the office, but i can tell nothing is being done about it. It appears that I have now become the bad guy in all of this....all because I have crappy upstairs neighbors. The management likes you at first & will be all pleasant...but once they get a renewal out of you...their true colors show. They will handle your maintenance issues, but anything other than that...you are on your own. We have even tried to inquire about larger units in the complex but no one will talk to us...I mean..how rude!!! Here i am wanting to give them more of my hard earned money & they are giving me the cold shoulder. I have yet to figure out that logic.

I would recommend this place only because the units are spacious and decent and it is in a nice neighborhood. It is also close to a few major roadways & I-4..and that is a plus for me. The rent is comparable to the current market, so i cannot truly complain there. It is expensive for some, but ok for others.

***I would NOT recommend this place because of the management. If at all possible, I will not be renewing my lease next year. I do not appreciate being ignored & being made out to be a "bad tenant" all because I am the unlucky one to get stuck living under (2) sets of bad neighbors. So I give a word of caution...if you end up with problems where you have to talk to the management a lot...be careful...they may just ignore you.
