I have been living here for almost 1 year now. The apartment is now called Alara NorthPoint. The property got a makeover in terms of painting the gates, and other cosmetic stuff. Guess what they are increasing the rates.
The property just has a single gym. Most of the equipment has not been working for almost 4 months now. The management says they will replace the equipment next year.

The new management is here to suck more money. Since there are no amenities like a tennis court, I am thinking of moving to a new apartment which has the basics.

The apartment has and is been maintained properly. Very quiet area.

ALARA actually is a better management company than Archstone, the old owners. There is a transition going on. ARCHSTONE was sued for not being compliant with laws for handicapped persons. ALARA has had to pay over $1M to be compliant. That's one reason for the excessive rate increase. You may/may not see internal improvements, unless the issue involves legal obligation on their part. No one will find better rates in Alpharetta because all of the apartments in the area are increasing rates, regardless of the bad conditions. Part of the issue is property value rates are increasing: look around and see the expensive homes and townhomes and condos being built in just the 30022 zip code. This drives up the cost of run-down apartment complexes. I've been living in the previously Archstone-owned properties for around 7-8 years now. Moving soon. But because there are no legal controls on the industry, they can do to you whatever they want to do to you without you having legal recourse--unless its a safety violation. Take heed: with the increases property taxes, all forms of housing are out of reach for alot of us. Government leadership doesn't care about the living conditions of those who are voters but not big tax contributors.

This may all be true, but Alara's expenditures on sidewalks is one thing, enforcing rules is another. Management does not do their job unless you call three or four times. Many of my neighbors are complaining about the office not even ordering bags for the dog waste. You mean to tell me they are that broke? I don't believe it. I'm sure they knew about the renovations before they purchased it. This will not make them broke. If they cannot afford it, then they should have re-sold it. Money has nothing to do with people not doing their jobs properly. There is weak management.
