The Good and the Bad.......

When I first moved here, I thought this place was wonderful but my opinion has drastically changed.
The Good:
1. Apartment layout - good sized rooms, nice crown molding, high ceilings.
2. Parking - ample parking, never a problem
3. Construction - good sound proofing, decent workmanship.
4. Amenities - nice pools / tennis courts.
5. Location - excellent area, everything is very close.
The Bad:
1. Not safe(4 robberies/1 attempted) in the last month, even though the Alpharetta Police Station is practically located in the complex and one of the them is a courtesy officer for Northwinds and lives here. They have added a security guard recently that drives around the complex but he spends more time at the pool hanging out than anything.
2. Maintenance - it depends on who you get. Half of the staff knows what they are doing and generally care about your issues, the other half is rude, nasty, and have no clue.
3. Office staff - incompetent for the most part. Keep an eye on your rent/utilities bill for problems. Your payment is frequently misplaced by the staff and they will attempt to charge you a late fee for their mistakes. The Resident Services Manager here is one of the exceptions to the staff. She is very good at her job and does everything she can to make your experience here a good one.
4. Dogs - First of all, I love dogs and can't wait to move into a house so I can have one again. However, many dog owners here refuse to pick-up after them. Sometimes it is EVERYWHERE! The complex has a patrol that goes around all the time and cleans up and they have even set aside certain areas for this with plastic bag dispensers but alot of owners don't take advantage of this. They prefer to let their dogs do it on the sidewalks and other public areas. The complex does have breed restrictions here but is very selective about when it is enforced. You will see many dogs being walked that are on the list and frequently they are not leashed.
5. This used to be a gated community but they took down the gates awhile back. Now, you will see many people who don't live here, using the facilites that we pay for (dumping garbage, using the pools and gyms)and generally driving through as a short cut.
6. Gym - the cardio area is decent with good equipment but the tv's are broken. The weight area is just barely adequate. The issue here is when it rains really hard. Both areas flood slightly and all of the flooring in both areas get wet.
I think it's really a shame. This "could" be a great place to live. They are in a perfect location with all of the workings to be a top-of-the-line apartment complex. They just need to open their eyes a little more to see what's going on and finally do something about it.
As for me.....I'm moving out at the end of my lease.

To the reviewer: your objective review is why I use this site. I thank you. I visited this property today and left with a decent impression of the place but with some concerns, and the were covered in the above review.
The property may be headed downhill, I witnessed the same pattern at another property in the same area (Manchester at Mansell/Huntington Farms). Because of this review, I will think three times before signing the lease.
