Positives: No crime, was a safe place for the yr plus I was there.
Also the grounds were always clean.

Negatives: Very noisy. Not insulated very well. Also on ground floor problems with bugs including small scorpions.
In my opinion, when you leave management is deceitful with regard to deposit money. They will fabricate problems with your apartment in order to keep your deposit. After you sign the lease you will witness some of their nasty behavoir. Please educate yourself on laws related to tenanat/landlord. Clark Howard has a link.
