Watch Out! Fees, Fees and MORE FEES!

Be VERY careful before signing a lease here. You will be charged substantially more (around $100) every month, on top of your rent for hidden fees. These are common area fees. In other words, you're paying the complexes operating fees on top of your rental rate. So make sure you have an EXTRA $100 in your living expenses if you plan to live here! Besides rent, you'll be making a mandatory payment to "Heartland Regional" for extra utilities for the following "add-ons" to your rent:

  • $18.00 water (based on unit square footage not a meter reading or number of residents in unit)

  • $21.50 Sewer

  • $10.00 Trash Charge (major rat infestation)

  • $3.00 Common Area Gas (there is NO GAS on the property!)

  • $11.50 Common Area Electric

  • $8.00 Pest Control Charge

  • $4.00 Security System Charge (possibly for the security gates that remain BROKEN)

  • $10.00 Administrative Fee (which is all done electronically, who is this administrator')



    The property owners, The Connor Group, are nothing more than underhanded, sneaky fee rapists. The property manager "-----" is about like The Wizard of Oz. You've heard of her, but you never see her, hides behind a curtain never available to answer questions, nor does she ever return phone calls.



    Do NOT rent here under any circumstance and be sure to tell your friends and family about this site and all the complaints submitted about this company.     I have been a resident for the past 5 years at Addison Place and over that time my rent has only increased $75 I recently got a notice to come and "soak up my renewal savings". Well when I went to the office I was told my rent was going to be INCREASED by $70 a month.. Some savings huh? I was told that 1 bedroom apartments in the area are going for $935 a month and they have to increase my rent. Funny thing I was able to find 2 - 1Br apts. within 5 miles for $775 or less the very next day. The new staff in the office seem to be more worried about the almighty dollar than the quality of life for their tennants. Needless to say I'll be moving out in Sept.

    My renewal "offer" was a WHOPPING $100.00 INCREASE in rent PLUS signing a lease agreement with the new "owners" would enable them to charge the additional fees as per the above post! I will NOT pay for GAS when my apt is ALL ELECTRIC! not to mention my ire regarding the other charges including the nearly 30% "administrative" fee (I currently am still under a Roberts Properties lease so I don't pay for anything but water. The admin fee works out to approx. 30% of the bill!!!
