Good apartment with hidden FEES

If you want to live in an nice apartment complex willing to pay "hidden" fees, then the apartment is for you.

Been living here since 2006. It was great until it was taken over by Conor Group in 2008, hidden fees started to creep into my bill.
- Admin fee 9.99 (admin fee to prepare my bill''')
- Common gas (this complex has no gas'')
- Common electricity (then what is the monthly rent for'')
- Landscaping (then what is the monthly rent for'')

I will move out as soon as I can. If you are willing to pay for these hidden fees, you are welcome to stay here.

The $9.99 admin fee is charged by ???Heartland Regional Power (and Water) Company??? They may be reached for further confirmation at:

This fee is another random charge applied to the residents at Addison Place without any merit. The Administration fee of $9.99 is not warranted for the following reasons:

1) Admin fees are in place to pay a worker who has to take payments the antiquated way, i.e. open the envelope, post the payment to your account and stamp your check for bank processing. Rarely done anymore. Everything, being automated, there is no such person to take your payment, it???s a computer folks. This fee is not relevant for this reason.

2) As confirmed by a Heartland representative, ADDISON PLACE RESIDENTS WATER USAGE IS DETERMINED BY THE TOTAL SQUARE FOOTAGE OF YOUR UNIT.??? That???s right. If you live at Addison Place your water bill is not based on your actual water usage. The more you pay in rent (larger unit) the higher your water bill will be. Makes about as much sense as basing water consumption on eye color.

There are families or groups of individuals living illegally (more than 2 people in a one bedroom unit) who pay only a fraction of a water bill that residents pay who rent 2-3 bedroom units. The townhome residents are paying the highest water bills because they have the most square footage. How is it possibly fair for a single resident in a townhome to be paying over $60/month for a water bill when 4 people living in a single bedroom unit to be paying $25? If water consumption is not meter read, it needs to be based on number of occupants, not square footage. This is the most asinine determination of a bill that I have ever heard of.

I???m paying for water I???m not using, where other residents aren???t paying for their usage. If this were any other commodity (gasoline) it wouldn???t be tolerated. The problem here is that once you sign your lease you are agreeing to these fees. If you don???t sign, you won???t have a lease and can???t rent here. Bottom line, you are FORCED to pay hidden costs if you choose to live here. As stated by the post above, we agree to pay for gas on the property and there are no gas appliances!

If the Connor Group does not correct this, possibly the residents can seek legal action to recoup payment for services not received. Whatever the answer is, I suggest to anyone, do NOT rent here. Anyone reading the Addison Place reviews, tell your family, friends and their friends, this place is bad news.

I am totally in agreement. I live here since last year but after Connor group took over, it has been disaster for the tenants. Heartland charge late fee 21.99 regardless of reason for late payment. Also Heartland is owned by Connor group so ultimately they are ripping tenants but time will catch them. This place is really a bad news for community...

The Connor Group is trying to push good tennants out, so they can rent to losers that do not care and will not complain about maintenance, cleanliness, fees that don't make sense, etc.....
