I renewed my lease 2 months ago. The new lease quick off date was April 1. The now well known at renewal new utility addendum hidden fees were applied anyway to my 03/03 03/30 water bill. Here is the bill breakdown:
water: 15.15
Sewer: 28.36
Trash Charge: 9.99
Common Gas: 4.54
Common Electric: 22.20
Pest Control Charge:
Gate Fee: 4.00
Administrative Fee: 9.99
Total Amount Due: $ 100.24
A quick summary:
Water usage charge: $ 15.15
Total Amount due after friendly charges: $ 100.24
First, I called Heartland Power. The conversion can be summarized as follows:
Why should I pay $ 100.24 for a $15.15 usage'
The representative: did you just renew your lease contract'
Yes.
The Rep: Then check the utility addendum, if you ve signed the addendum Addison Place allows us to charge you these fees.

Next, I went to office to see the Manager, no Manager on premises. Got 5 minutes conversation with a leasing agent, a Lady. The addendum of course (they know what is coming) was the answer to everything. She was upset that I was upset and cut short the debate. I asked for a Manager contact, she gave me a phone number (out of state) and when I was leaving said this: the next time I will call the police on your ass!
Fine. I just talked to my neighbors, burglar broke in the their house 10 days ago and their life time jewelry now gone. They are still waiting for damage to be repaired. They are about to leave the complex.
Anyway, If you are in the complex and interested in defining bases for legal action against these people, please join us. All these charges way up for a maintenance level (no kids any more to the pool), and courtesy level going down hill: now below sea level and all this since the new management showed up. I never had a problem with previous management, just courtesy and goods services. Now... oh boys... the police in your ass, your money in the Connor Group pocket.

Threats and intimidation would cause me to A) Hire an attorney and B)Move. I was fortunate to be able to get the hell out Addison Place this year. Looking back, now I wish I had gotten together with my neighbors and filed a class action suit. With the basis of Addison Place committing fraud (charging for services not received....i.e. a gas fee when there is not gas on the premises) and the kickbacks that Heartland is receiving, I'm sure that a reputable Alpharetta attorney would be happy to take the case. Good luck to you all.
So glad to be out of that hell-hole.

They got us some months ago. I had the 'Addendum' reviewed by and attorney. I have a burning question about it. Should they have disclosed the amount of the fees on this document? It is carefully worded not to clue you as to what it really means. I rue the day we renewed our lease here. They seem to be legally robbing us of our hard earned money, which is particularly grating in this time of economic turmoil. They had the nerve to call recently with a customer satisfaction survey. I asked the lady are you mad? I didn't know where to start on this place. I hope something comes of the talk of legal action. I will be right in the middle of it.

Hello,
I am relocating to Atlanta soon. Currently I am in the process of searching a good apartment complex for me and my mother. My focal point in the apartment search is to have a clean and safe apartment. I am searching for a 1 bedroom single top level apartment in an apartment complex which is safe, with decent amenities, bug free, good maintenance, no hidden fees, etc. I'm not sure if this is a good place to live so, I seek feedback from my would-be fellow neighbors. Please advice whether I should rent an apartment here.

As far as I am concern, I am ready to go to court to get the ripped-off money back and get out of here as soon as legally possible. Some other people are following the trend right now. That should be ringing lot of bells and flashing red lights...
