2nd year Resident - Moving out soon if Maintenance team doesn't improve

This is my 2nd year @ JPI.
My 1st year was a good experience, whatever maintenance issues I had, workorders were raised and maintenance acted promptly on those.
I just renewed my 2nd year lease 2 months ago and since then it has been crazy. I placed and replaced work orders for the same issues again and again and again. Followed up over phone, in person and even by writing notes along with monthly rents. But, it seems its time to move on unless management changes its ways. Everytime I follow up on the same 2-3 issues I have, eveytime they tell me we are having lot of emergency issues and its just taking longer to fix.
If a work order has 3 issues, maintenance fixes one and everybody forgets about the rest of the two, till I run with it again.
My bathtub surface is wearing out and I raised a workorder for resurfacing, instead the maintenance guy told me to use COmet and scrub it real hard as if I dont clean. The fact is I have tried to clean it many times, but its just not smooth anymore. The surface under the faucet where the water drops most of the time, has worn out, but maintenance guys wont agree to it.
Old refridgerator in my aptt needs so many things to be fixed, that its better to get it replaced, but I keep raising work orders and they keep fixing "most" of them, so its okay.
I have had some problem with Ants invasion as well, but on requesting for Pest control that was taken care of.
I requested for a ceiling fan as the AC is not really effective in the living room and sun room area (its alright in Bedroom and dining part though) and that was declined (though they claim on website that most of the units have fans)
And rent increase with renewal is another head ache, people like to renew lease for a couple of reasons - one reason is to save on moving costs as well. But, here it seems its the other way round - I am also a victim of less than $700 to now less than $900. The newer residents are way better off than the old ones, older ones are paying more than $1200 on an average in comparison. It seems JPI doesnt want its residents to renew their leases, so its better to complete your year and move on to another community, instead of paying more, staying in the same aptt with increasing maintenance issues and costs. Why can't they understand that if I move to another aptt in JPI, it means they will lose a newly renovated aptt and they will also have to work on mine to lease it out' So instead of working on two, cant they work better on my aptt and save themselves and myself the trouble of move and other headaches.
Overall, its a 50-50 thing. Till management decides on taking some real good measures to ramp up their maintenance team and take care in atleast listening to the grievances and compaints and work orders of the residents.
I would like to stay here longer, but, if the things continue like this, I will definitely move out and so will 2 of my other friends (families) staying in the same community. We might get a better deal somewhere together rather than staying here and paying more :(
