Hopefully new management is better.

I've been at Lexington Farms about 3 months and have had a mixed experience. The strong points of this complex have to be the location, the layout of the units, the grounds are nice, and parking is good. Where it needs improvement is in management and to a smaller extent maintenance.

Lexington Farms is in a nice established location where you are close to everything (shopping, GA400, etc.), but you don't get the hustle and bustle like the complexes on Old Milton Parkway or near Windward Parkway. Its close to historic downtown Alpharetta and Wills Park, which are nice if you're into walking around.

I'm pleased with the design and layout of the apartment units. Mine is a 3 bedroom with attached garage, and on the top floor to boot. The rooms are spacious and well layed-out, and the master bedroom is setup up as a suite with its own bathroom so you can completely isolate yourself from the rest of the apartment, which can be an advantage if having guests over. There are lots of windows throughout, giving good light all day. The quality of the construction is good overall, though my particular unit had many maintenance issue. More on that later.

The buildings themselves are designed to minimize noise between apartments by minimizing the number of shared walls. The only people I might hear are the downstairs neighbors, but the floors are constructed with a thin layer of concrete to help minimize the noise coming through the floor. It also makes the floor more stable so there isn't creaking like on standard wood floors.

Parking seems to be reasonable here as well. I have two vehicles, one of which I keep in the garage, and I've never had a problem finding parking for the other.

The look of the complex is fairly nice and the grounds are well kept. I'd consider it about average compared to other complexes in Alpharetta.

As mentioned earlier, the two main dowsides to Lexington Farms are the management and the maintanence.

To be fair, basically everyone in the leasing office was fired except one lady (there for only 4 months), and a whole new management team and office staff has been brought in. My gripes were with the old management and office staff, so hopefully the new folks are a lot better. So far they seem to be doing a good job. The new management immediately started to make exterior building repairs and renovations of the dumping area and leasing office, so this is a good sign.

Maintanence here is a mixed bag. The maintanence guys themselves are good folks, so I'm reluctant to say much negative about them, but I have had some issues. For starters, when I first moved in there were lots of maintanence issues. Some of them were minor, but many of them quite major (leaking sink, problems with the doors and windows, etc.). My impression upon moving in was that the only thing done to the apartment from when the last tenant moved out was that they vacuumed. That's it. The wallpaper, drywall, and in some places the carpet was not up to par, though I never pushed the aestetic issues. Its as if they never did a walkthrough, otherwise they would have caught (and hopefully fixed) most of the problems before I moved in. As it was, I had to wrestle with management and maintanence to get everything fixed, and it took weeks. Many things took several tries for maintanence to fix, and sometimes I would have to follow up with the office staff to make sure that my maintanence requests were entered. As far as the quality of the repairs, some were adequete on the first try, others took multiple tries, and some I had to just do myself! For whatever reason, be it understaffing or something else, the maintanence folks were mostly "quick and dirty" with their repairs. What I mean is, they would just look for a "quick fix", so they could get the job done fast and move on to the next job. Sometimes this worked, sometimes it meant another call to maintanence to finish the job. I found this frustrating and time-consuming, considering that a more thorough diagnosis of the problem and an inspection to see if the problem was actually fixed, probably would have saved time and frustration in the long run. I don't know if this "quick and dirty" approach was forced onto them by property management or for some either reason, but hopefully it will be addressed by the new management team.

That's pretty much it. In summary, I'm hoping the new management team will fix the problems and straighten things out around here. It is otherwise a nice complex and I would recommend it. Hope this review helps.
