Earlier this year I signed on for a third year lease. Overall, it has been a decent place to live. Last year (2007), the property went through a long overdue building maintenance and refresher with new paint as well as roof and siding repairs. The buildings look great. That said, the short list:

Pros: Great central Alpharetta location (can be a con see cons) near shopping and GA400 access; quiet neighborhood area with no traffic noise; maintenance staff is very friendly and really care about your problems; the larger 1BR and 2BR units have 9 foot ceilings, garden tubs, and an abundance of storage; garages for selected units; units are relatively quiet from outside and neighbor noise and have double paned windows as well as a layer of concrete between floors for added sound insulation (I have lived in several apartments in the metro Atlanta area, and these are by far the best sound insulated ones).

Cons: Parking is barely adequate for the amount of units; property (corporate management, not local management) tries to raise your rent substantially every year (10% ) push back and allow no more than a 3-5% raise; the location can be a nightmare during spring/summer/fall Alpharetta events where many local streets are closed on the weekends during the day; security gate works only half the time and there have been car thefts and car break-ins; unsupervised juveniles can be a nuisance; units are showing their age on the inside with 1990s wallpaper and appliances that are starting to wear out (my GE stove will not keep an accurate heat level on the burners, making cooking frustrating); bugs, especially roaches, can be a problem in units that face the woods; the laundry facility is entirely inadequate with poor washers and dryers - you will need to buy your own, but that is only a con if you can't afford it.

Overall: I d rate Lexington Farm a 7 on a scale of 10. It is far from perfect, but there are certainly far worse out there. Just don t let the corporation of Equity Residential raise your rent too much annually.

We are very interested in moving into the Lexington Apartments this summer but are also very confused. I read your review and the thing that caught my attention and has made me worried is the "Roaches" problem. Is this a BIG issue or just a little issue. I mean does everyone have this problem? Or only the one's who don't keep their apartment that clean? If you can be more specific I would appreciate it. Thank you.

No, roaches are not that big of a problem IF you keep your unit sprayed. So far this year (June 2008) they have not been a problem. I would surmise that not everyone keeps their units as clean as I do, and hence, why I still see one from time to time. But, they are outdoors on the patio at night, but, again, that's life in the South in summer. The only buildings that do not have any roaches at all are brand new!

Having moved out a year ago, I have to echo this reviewer's comments. Lexington Farms was the best apartment complex that I've lived in the past 12 years. We lived near the pool area away from the woods and rarely had any pests. For an apartment complex, it's nice. Even though the place is a decade and a half old, it's kept up very well, which is a surprise. The kids congregating all over the place becomes a nuisance, but overall, it's a decent apartment complex. If your budget allows for more than their pricing, I'd suggest some of the new complexes around Alpharetta and Roswell. I did find their garbage policies to be lousy.
