I have lived here a couple of years and until recently its been ok. Well we're on property manager #3 (which is sad because I really liked Fabian) and I can't keep up with staffing changes. Seems the office turnover is high, which concerns me because it seems the more changes the worst(negligence and incompetence)the office service becomes. The problem I am now facing is this: I went to pay my rent Friday, July 3rd, which is the last day of the grace period, along with numerous other tenants. Lo and behold the office is closed and the drop box have been sealed shut. A notice was stuck on the door stating that the office will be open tomorrow July 4th or pay online. I have never paid my rent late and I never pay rent online. Why the office never notified the tenants that we should pay rent earlier is beyond me, since they don't have a problem sticking notices on your door for everything else! At the very least they could have posted a sign out front as you enter the complex. I'm not sure when they put the notice on the office door and from the number of people trying to pay rent they didn't know either. Other than paying my rent, I don't go to the office, so I wouldn't have seen the notice. Alot of people were making the comments that this was Equity's or Debbie's way of getting extra money. As if we don't pay enough already. Anyhow I went to the office the following day to pay the rent, they now want a 10% late fee and wouldn't take the rent without it. (Extortion at its finest). I refused to pay the late fee. Wendy (poor girl) was taking names of all the tenants (there were many) that were angry and offended. She indicated that Debbie, the Asst Mgr was off Saturday July 4th but will call everyone Monday when she gets in. Well an hour or so after I left the rental office, I have a notice on my door demanding the rent and late fee (from who else' Debbie!!). Of course immediately when you contact the rental office poof!!Debbie is not there. She scurried in the office long enough to print the letters to demand the rent and scam you out of the 10% late fee. I will definitely be contacting the corporate office first thing Monday morning, a lawyer and anyone else if need be. Other than a few issues here and there, my stay here have been relatively uneventful, but I don't take kindly to being scammed out of my money.

First of all, months ago we were given door note notice that the outside drop box was being discontinued. So are you telling me that you got all your other notices other than that one? How coincidental.
Second, if you look at your lease agreement, it says you must pay by the 3rd of every month to avoid late fees. PERIOD. That's not a "scam" or "extortion" as you put it. That's a binding contractual obligation.
Third and finally, and this is even assuming you have a computer and the internet, maybe you need to join the rest of the free world in the 21st Century and learn how to pay bills online. It saves time, reduces paper waste, and just generally makes life easier.
Now if the office closed early on the 3rd and you can prove it (and no notice was given of early office closure, which wasn't as far as I know), then you may have a case. But the bottom line? You asked for it by not knowing about the locked drop box (of which the letter sent out as mentioned above strongly encouraged online rent paying), and waiting until the last minute to pay in person. It sounds to me like you are blaming Lexington Farm for your own lack of judgment and lethargic payment attempt.

Ummm...Ok first of all to the first person that posted, maybe you shouldnt have waited to the last possible minute to pay rent. That seems a little irresponsible. Also, it being a holiday weekend...you expect the office personnel to just not have a day off? OK. And since you pay "all your bills online" maybe you should think about your rent. That would make sense now wouldnt it? And dont blame the office staff for your own shortcomings, it is not their fault that you can not be responsible. Obviously they did not choose what day they have off. I'm sure the office staff does not profit from late fees so you can just get over that. So "numbskull" maybe you should pay your rent when it is due...on the first. Have a wonderful day. :)

As long as my rent it paid as stated in the lease contract it is not late. It is irresponsible not to pay it all, which is clearly not my reality at all. Everyone is entitled to days off, but as with any reputable employer the employees and customers alike are usually notified far in advance, baring any emergency closing. I know when my office is closed at the beginning of each calendar year, specifically if it is a legal holiday. I will concede that all employers are not as "responsible" as mine in being so diligent. I don't have to justify to the likes of you or anyone else why I don't pay my rent on-line. Equity knows why, enough said about that. I place blame where it is due, nothing more or less. It is certainly not your place to judge who is responsible or not, I don't know you from a can of paint. Your advice and opinions falls flat with me. I've been paying my bills all my life on-time without any advice from you or any other wackjob on an internet site. If I didn't pay my rent in a timely manner, I wouldn't complain at all. I reiterate, learn to read and comprehend and pay attention. Again dimwit unless you know the facts, which you clearly don't, mind your business and go find a site where responding mindlessly is acceptable. You have a fabulous day as well.;)
