Expensive, But Convenient

I am a current resident living in the Cotton Exchange Lofts. This is a very nice property, and is extremely convenient for a downtown/University lifestyle. You can walk literally anywhere on campus or downtown with no hassle. Despite being downtown, the property is also very safe. Access to the apartment building is touch-pad/remote accessible. Occasionally the front door to the complex doesn't shut all the way, but I've only noticed this once or twice. There are also security cameras should there ever be a problem.

The property is also relatively well-kept and clean. The lobby and hallways are attractive. Sometimes trash (i.e. cups and other leavings) aren't cleaned up promptly, but this is due to other residents. The apartments themselves have high ceilings, and most of adequate exterior lighting. The bathroom is large and our unit is laid out very well.

Cable is provided, but you must have your own DirectTV receiver. Water is also provided. Internet is available for 25$ a month; this is a shared connection with other residents and a business or two downstairs. It's generally reliable, but since you all share an IP, there might be network address translation errors from time to time. Trash service is provided via a garbage chute; it's very convenient.

The downsides to these apartments range from small to moderate. There is only one parking spot in the deck below the Cotton Exchange, so if you have a roommate, be prepared to negotiate this. It is an assigned spot, though there are times when other residents will let a friend in and your spot will be used. Some residents also completely disregard their spot assignment. This is minor, however, and addressed by the office staff quickly.

Noise is the primary downside to living here. The walls are relatively thin. I have heard my neighbors quite frequently, ranging from day-to-day activities, to Daft Punk playing at full volume, to screaming matches (in the early morning). If you are on the side facing Farm 255, you will occasionally hear music (though it generally doesn't last longer than 1:00am, unlike noisy neighbors.) I would recommend getting to know your neighbors so that if these issues arise, you can address them more easily.

The maintenance company (Hale's Best) is deadbeat at best. It seems that they are contractors who have numerous other functions, and maintenance is not their priority. No maintenance issue that my roommate and I reported to them was addressed in a timely fashion (ranging from 2 week to a month.) Whatever time frame they give you, be skeptical, and constantly remind them. But even then, I would recommend completely circumventing Hale's Best, and just talking directly to Landmark Properties if there are any issue you have. Hale's best seems to actually respond to Landmark.

The Landmark Properties office staff is very helpful, and courteous. They have been very professional and helpful with any issues that we've brought to them; it definitely shows that they want to make sure that the Cotton Exchange is a nice place to live. I think that in a year or two, if Landmark actively strives to improve the quality if living here, these apartments will truly be worth it.
