While the location is great, and the rent is pretty cheap, it is simply not worth living at University Garden. I was a resident there for 7 months (I ended up breaking my lease)along with my fiance and his sister. We lived in three separate units and all experienced problems. My fiance's sister was constantly harrassed by her downstairs neighbor, who was able to climb up onto her balcony and leave her creepy notes. My fiance and I also had problems with our neighbors. The residents are an eclectic mix of college students, townies, and black people. I have no problem with black people unless they are wandering around the parking lot at all hours of the night, completely cracked out, carrying 60 Eckerd bags. No lie, this was the man who lived below me, and he ended up getting arrested (there were 6 police cars in the parking lot that night) and we never saw him again. Besides the somewhat interesting residents, the walls are so thin it is almost impossible not to have problems with your neighbors. I lived in an upstairs apartment, and my downstairs neighbor constantly banged on my ceiling. One day I finally confronted him about it, and he said he heard a loud thumping every day. I come to find out that the noise was my dog's foot hitting the floor when he scratched his ear. My fiance lives in a downstairs apartment, and when I stayed over there I could hear everything in the apartment above him.

Noise and neighbors aside, the apartments themselves are pretty bad. The appliances, what little there are of them with no dishwasher or washer and dryer, are old (my stove looked like it was from 1970), the cabinets and drawers in the kitchen are disgusting and need to be replaced (the runners on one of my drawers were so old and rusty that they just broke off one day), there is no central air conditioning (only a unit like the ones you see in hotels in the living room, which runs up your power bill and doesn't do much in the way of cooling), and the heating system was so old I was afraid to even use it. My fiance's hot water only lasts for about 3 minutes, so showering is not a pleasant experience and it takes about 3 hours to do dishes.

Finally, the management. Pam, the manager is very nice and accomodating, but as a general rule, the management is very disorganized. There has been a complete staff turnover since the time I lived there, and the new staff doesn't really know what they are doing yet. For instance, when I moved out, they did not call me or send me a bill (although they had my forwarding address) for damages, but when I didn't magically know and pay them, they threw me into collections! Not only that, they weren't thorough enough to research the matter before they did so, so they put me in collections for something I had already paid them.

Trust me, University Garden's rent my be cheaper than most, but it comes at a high expense.
