For torelent people, and probably reasonable for the price

Let me share about various features. First, if you have a lot of money, it is not the nicest place you can live in today's Athens multifamily housing market. However, for this price and this convenient location, we just pay what we get. You can walk to campus for a little exercise (observing both wealthy and poor neighborhoods in 30 minutes), you can use one of the campus bus lines and walk a little bit, and there are two city bus lines to go to campus and one to get home. You can walk to a supermarket, restaurants, pulic library, Border's bookstore, and other convenient places, althouh you hardly see anyone else earning above poverty thresholds walking down that Baxter Street. (It does not feel dangerous at all, by the way).

I find most staff to be kind and willing to help us. It is just the problems with the structure and some residents' mannars are so bad there that the staff would have hard times. Also, I imagine the staff does the best they can do, given the heavy constraints given by the property owner located outside Athens.

The outside areas could be better taken care of. Children and adults could not walk on grass or soil due to heavy contamination by dog droppings, but I would not blame the management. Low level of resident moral causes such smelly environment. This resident characteristic is observed if you see how many of them leave huge bags of trash outside their doors for days.

The structure problems of the buildings I know of were serious. We could not get rid of mold in the bathroom. There is no ventillation! There was *no* way to cool half the unit space due to strange positioning of the air-conditioning units. We chose not to heat or cool our apartment, but the electric bill was strangely high perhaps due to nearly broken refregirator that kept running at full speed. They said the replacement would be a tiny one, so we chose to keep this. Pants are peeling inside, and the imperfections we found when we checked in were not fixed. Hidden within new carpet, we found too many loose nails. Please be careful if you live there with young children!

Maintenance crew were generally very nice. However, a few totally lacked minimum cognitive ability required for this job, and others often only fiexed the surface of the problem, not the root. Thus you see the kind of comments others made on maintenance.

As many reviews testified, the buildings are so cheaply made that you hear too many things from both outside and neighbors. Students get together all night on their porch to keep us up. Downstairs neighbors threaten us for the noise we create because, well, we have to live! Likewise, if your downstair neighbors love loud music, you have to avoid the room above them.

Over all, if the property owner maintains their *cheap is good* attitude, University Garden will further deteleorate as their structural and environmental condition go down the hill, and more and more serious students and neat working class people move out. Unless they decide to totally rennovate, which is the current national trend to keep apartment attractive, it will eventually be merged with the Northern neighbor across the Baxter Street, moving further and further from the Five Points neighborhood that is to the South of Baxter Street. A sad reality for my home of many years .....

This is an amazingly generous review. I'm glad to know that at least someone has had good experiences with the staff here. Still, though, a 2 seems excessively generous, don't you think?
