Small, old, but convenient

I took over the lease from someone in January. I lived here 3 months by myself, and then 3 months as married couple. These are my pros, cons, and other thoughts:

PROS
1. Close to downtown (walking distance) and campus
2. All the appliances work
3. Have not needed to call maintenance for anything yet.
4. Value. Water & gas for cooking & heating water is included. For being so close to downtown it has decent value.

CONS
1. Hallway is always messy, and often smells bad. I don't think I've seen any sort of maintenance cleaning anything in my 6 months here.
2. Air conditioning unit is only in one room of "2" rooms (it's really a semi-wall that has space at the top, but air doesn't flow over it well), so bedroom can be hot/cold depending on season.
3. No garbage disposal or dishwasher.
4. Noise! You can hear everytime someone comes in door (on bottom floor) because it echoes down the hall. Also, the fan automatically comes on in the bathroom when you turn on the light. Not a big deal, but it can get annoying when you just want to use the bathroom or shower in peace and quiet.
5. Roaches. I've only seen a few (I treated my apt. with Raid), but my neighbors have complained about them.
6. Bad insulation. I put an old towell down at my window sill because I could feel air passing through.

YOU DECIDE:
1. Feels like an old motel or dorm because of hallway access.
2. Lots of homeless people rummage through the dumpster. They are not dangerous nor mean, but their presence reminds me that being close to downtown means you (and your car) can be susceptible to anyone who just wants to walk up to it at any time.
3. Small kitchen. I mean REALLY small. It's OK for just one person, but not for 2.

Overall, it's a balance on what you think is important. If you want to live by yourself and be around a bunch of others who live by themselves, than this is the place to be. Plus, it's convenient to downtown (whether you drink or not, that's a benefit).
If you are all about quality, do not live here. This is a low-end place with minimal features.
