I haven't lived here long but I am bothered by all the negative reviews that are posted... Keep in mind the date on those, a lot can change in a few months time...
I transfered my lease from an Archstone complex in Boston to 1016 Lofts. I was SOOOO happy with the treatment I received during my move. The two leasing offices did all the work for me, they let me pick exactly what day i wanted to move in and i didn't have to pay for any kind of hold or wait fee on my unit. The management here is great! Look the simple fact is when you have a building this large, the manager might not always remember your name, and he/she might not always be the friendliest person, SO WHAT we all have our days. As far as the rent going up or being to high... you make the choice for yourself, but my thought process is simple. Do you want to save money and live with random people or do you wanna pay more and have the bad seeds filtered out. I would rather live here knowing the "Thugs" are down the street saving 200 dollars a month...
moving on to the important stuff... The building is great, i feel very safe and when i occasionally forget to lock my door, i dont care. All my neighbors know me and we all look out for each other. ---Parking: There is always a place to park, if someone says otherwise they are only complaining cause someone took their favorite spot! The speed bumps are holy hell, but they keep people moving pretty slow. There are 4 cameras on EVERY floor of the parking deck and the security guard is really good about walking through the whole garage/building at night, and if he doesn't like something you are doing he will confront you. ---Noise: Welcome to Atlanta, the New York of the south... Its not quiet. Thankfully the traffic flow is rather minimal in the area so there is little street noise at night. There is a club, there are you neighbors, there are car alarms, and dogs and birds and everything that a city comes with. Basically if you are grumpy old person who can handle the OCCASIONAL party, then dont live here, go live in North Buckhead and complain about the traffic instead! ---Grounds: I love looking at this place, i think it is beautiful and it so nice to have a courtyard with trees in a city. I have seen dog droppings from time to time, but most people are good about picking up after there dog. Pigeons are NOT a problem, maybe they were in the past but i could not count one single bird dropping on my floor and im on the 6th... ---Safety: Inside the complex i feel very safe, the area around the building isn't exactly pretty, but developers have recently bought most of the crappy buildings and torn them down for new apartments. The Cort warehouse... I dont know what its for, i dont care, they have some good furniture, but as far as a drug cartel!'!'! I dont think so... ---Construction: I have had no problems so far. The day we had the tornado blow through i had water venturing under my door because of the wind and maintenance fixed it in less then 5 minutes, and they cleaned up the water (not very much got in) One thing that is true about the other old reviews, the elevator is sooo sooooo sooooooooo slow. ---Staff: Like i said above, great! normal people who you can have a normal conversation with. And they are always willing to help you. My computer died 2 weeks ago and on of the girls let me use her office computer to print a resume last minute before an interview... Great People. Oh and the maintenance guy, he is really cool. Just a genuine down to earth guy.
Overview: Sorry for the long post but I had to make up for the bogus reviews, and give you information I would have like to known when I was looking... I work off 17th street, so i love the location. I am literally 10 minutes from everything (Atlantic Station, Turner Field, Georgia Dome) i could throw something at GA tech if i wanted to... I feel safe here, i love the lifestyle and the people here. This place was made for someone who has an open mind and wants to live in a nice apartment just outside of downtown with other great people.

I am glad you are having a good experience NOW. But remember that it is partially due to the complains and nightmares experienced by the people who were there BEFORE. Up to one year ago this was the situation: NO cameras, the security guard was a total joke, drug was sold (you won't know unless you're a light/heavy drug user), the proximity of the compound club was causing heavy traffic and noise during weekends (I don't live in ATL anymore, but friends told me they close it down), the management people were just of bunch of loser (the fact that one of them wrote a positive review on this site... talking about bias...).
So, you are a lucky guy; I was not, my car got broke into 3 times in 2 years.

Oh, honey. Everyone knows Cort on Howell Mill is a "laundering" facility and drug hub for the south. I am glad you are having a good experience at the 1016 Lofts, bless your heart.
