Good location, some problems

The townhouse design of the units, with garage, generally works well.

The sales literature the complex distributed cited "no one above you or below you", implying some isolation from noise.

This isn't the case.

Other than drywall, there is nothing between you and your neighbors on either side.

I could hear my neighbors phone ring, and I could hear conversations in the other units during quiet periods.



I was fortunate to have quiet neighbors for most of the 4 /- years I lived there, but others I knew weren't as lucky.

Turnover at the complex seemed a little higher than at most complexes I have lived at.



Expect to be awakened a few times each night by people driving by with the car sound systems cranked to the max, particularly if you live in the units near the entrance or exit, or if you live in the central part of the complex.



Parking was a recurring problem at the complex.

There are only 8 spaces in the guest parking lot, and those spaces are outside the gates.

I wouldn't suggest ever leaving a car in the guest lot over night - car windows were broken out there on several occasions.



Cable TV at the complex was awful.

On two occasions, I was 'accidentially' cut off by the cable company.

It took more than a week to get my cable reconnected.

Individual channels would go out, sometimes for a week or more.



Maintenance at the complex is decent.

Most of my requests were handled in a day or two.



The complex is adjacent to the homeless service center on Pine Street between Peachtree & Courtland.

Homeless people, mostly men, hang out during the day & night along the Courtland & Pine streets sides of the complex.

I had little trouble with them (I walked to work almost daily), but expect to be panhandled if you exit the complex on foot.



On the plus side, the units are still relatively new; almost all units have garages; all units have security systems; there is a pool; the location is convenient.
