Wow this place sucks! I am taking them to court

Since our move in back on February 4th 2007 we have experienced nothing but problems. My air conditioner was out from March 20th until July 16th! Not just that, but the system would run all day burning up electricity but not cool the house at all. Actually it made it hotter and my electric bill was around $250.00 a month. They have lost our money orders multiple times and seem to be incapable to processing people s payments. Then they will ask you to pay a late fee claiming you were late and then serve you with an eviction notice. This causes me to have to take about an hour out of my busy day to handle something that they messed up on. Not just that, but when we moved into the apartment we were told that they would fix everything and get the house looking great. The leasing office has fixed nothing except the air conditioning which took them over 4 months! My garage door does not close properly and when it rains floods the floors. The laundry room is in the garage so this has ruined a lot of my cloths! The gate is always broken there also and in one instance closed on my car. The thing that bothers me the most though is a recent situation in which I was out of town and my roommate was also. The apartment people came into my house for no reason and now I have over $100,000.00 worth of collectibles missing. I have informed the police about this issue and went down to the leasing office explaining that I don t want them in there unless I am home from now on. I wrote this in a letter and later that week they came into my house and left the heater running! My house was literally 100 degrees which killed my pet hamster. I would like to first get last months rent fixed since they said they returned it because I gave them $2.50 in cash and they don t take cash. I would also like to get them from coming into my house with no prior notification nor without my roommate or me being there. I have rented for over 7 years and never in my life have had any of these problems.

Unless they have changed council you may want to rethink suing. They have a very strong attorney with ties to judges. You will need a very good attorney to win even when you are right.
I had the same problem with them entering my apartment without notice. I had revised their contract when I signed that prior written notice must be given which they did not honor. You may want to invest in a camera. You can purchase small camera for a couple hundred dollars now that turns on when there is motion. When it is linked to your computer it will email you the video. Or another soluntion to them coming in, you could "accidently" block your front door making the only way to enter via the garage...

I appreciate everyone getting on this post so quickly about what this place is doing. I honestly feel I have a strong case and btw Troutman Sanders would be representing me. Yeah they cost 400 an hour but in the long run, these people need to be taught a lesson. My father also has HUGE political ties so judges dont concern me. Actually, my father probably financed a good part of their campains. That is a good idea about the camera! I just ordered 3 pinhole cameras to put around the house from a spy equipment wholesaler. This is to the person who mentioned the 500 dollar bill they gave you. If you lived there 4 years, and the carpet is over 5 years old, the carpet damages by law are not your fault, nor should you pay for it. If they put your account in collections, what you can do is get a copy of your credit report from the government. They by law have to give you a copy of this once a year! When you recive that report, write a formal letter to 450 piedmont and also a letter to the collection agency. Then that same day write a letter to experion, trans union, and equifax! In this letter you explain you do not owe this debt and that all payments have been made. Show a form with your lease agreement and the last payment you made to them before you moved out. The bank should have a copy of this! You say all payments have been made and I would like to have this removed off my credit report. 450 piedtards have 5 business days to recieve and write a letter back to equifax and have it in their hands...note: THIS IS NOT POSSIABLE SINCE MAIL TAKES 3 DAYS TO GET ANYWHERE. You will then get a form telling you that the debt has been cleared due to error. :) I hope this helps you all and FOR THE LOVE OF GOD, IF YOU ARE THINKING ABOUT MOVING HERE --- well, lets just say unless you are a complete moron I think the rating and posts show how crappy this place is. They will rob you, come into your home randomly, boot your car, smack up your car, not fix anything, call the police on you if you try to talk to them in the leasing office about leagal matters, fine you if you are in the pool area after dark, leave the security gate open when the gates are broken so bums can come in and ask you for money, tow your car, loose your payments, turn your heater on and kill your pets, walk in your house and track mud all over your 3000 oriantle rugs, leave all your lights on when electricity is already costing you around 270 a month, watch your tv and drink softdrinks from your fridge and leave it on your tables causing your furniture to get water rings on it, well... I could type in everything they did wrong but that would take too much time! If you like these things and love having your home violated, well then move in here. :)

Thank you for the good advice 10/09/2007 (anon) about the credit burea issue Awesome advice. You have now peaked my interest and I too am considering a lawsuit. I don't know if you have driven by there lately, but I do often, and the place looks like a ghost town! I think people are getting smart and realizing what a horrible place 450 Piedmont truly is! I mean really, when ex tenants will go to the lenths we do(like leaving your email address), you know that all of our rants are truthful. There are a lot of ex angry tenants from 450!

I agree, this place sucks and I'm sure the owners don't even realize it because they keep hiking everyone's rent like their units are even worth it. The 2nd floor doesn't heat up and maintenance sucks. You have to call back numerous times to get something fixed and once they claim its fixed, the same problem arises weeks later. I think management is nice and just under the control of the owners who are making poor decisions. They need to make the price fit the product.

You must not have read the blog. They are not referring to a person. Anyhow, worked for owner; bad news!! The word in the community is that they make $$ by not paying (or I guess doing) in these cases. Extremely slow pay (they work on two speeds; slow and stop!) Best of luck to all.
