I could write a book on how unsatisfactory the management and maintenance staff are at doing their jobs and treating the tenants who pay their salaries in a respectable manor! I moved into a townhome in the summer of 2001 for six months and then decided I liked the floor plan of the two bedroom flat instead. In those six months i has seen three different managers. The first day I moved into my flat my car was towed because there was "assigned" parking but no numbers to conclude. The officer onsite was a total prick and later fired. In the beginning I was so excited because the square footage was so big for such a little price in a great location. That's all I can say is that they use a lot of cosmetic surgery to make the apartment look pretty. Then when you start to live there, it all falls apart.

The woman upstairs from me had two small dogs she never walked and used litter boxes, which she left outside on her patio in the humid summer heat. The smell was gagging and unbearable for months. I made numerous complains but nobody cared that i couldnt use my porch or open my windows without my house smelling like a smouldering litter box. Then they stopped hiring landscapers. Then my phone lines broke and blamed it on the alarm people who blamed it on the complex that i ultimately ended up paying even after living with no alarm, by myself...young girl. All my hall closet doors were off the hinges and "unable" to be fixed. Spots of big black stains started surfacing from the carpets'' The bathroom ceiling paint chipped to reveal some ugly black surface, along with the cover-up surface material they used on the bathtubs that chipped in huge unattractive chunks to reveal the "real" gross stained tub. The kitchen drawers fell off. The tile in the entry was chipped, broken and dangerous. The base moulding in the bathroom rotted, and in came continuous puddles of water.

Are you ready for the straw that finally broke this camel's back' I took a picture off the wall to do some decorating and it was molded, the wall and my picture. So I made a list of complaints at the office and no immediate response. Then I started looking around my house and found that all my clothes that i stored in the guest room were molded. I started moving furniture and stuff under my bed was molded. Then i lifted the blinds in my bedroom and the windows were molded. Then i started getting very sick. This happened very quickly because i travel at least once a month and my suitcases were molded. The maintenance man cleaned the mold off my window and left the dirty molded rags one foot from my bed. I called every day, kept a journal of every conversation and it took me weeks to finally contact Beverly.I called every single environmental agency, health code agencies, and even Fox.They all just passed the buck. I started calling attorneys. She was always unavailable and nothing was being done about my immediate hazerdous situation. I was in the middle of finals and have a 70lb dog that made it impossible to find a hotel in Dunwoody. To make the longest story ever come to an end, I finally met Beverly and she was the most evil Bit*h I have ever encountered. She used intimadation tactics on me by refusing to shake my hand when i introduced myself and "staring" me down. It sounds so sill but she really did these things and made my already aweful situation unbarable! They would never give a reason as to what happened in the building and because of their run-around my insurance company would not cover all of my damages. Two other people had moved from my buliding before i had actually moved. Bevery paid for the movers of the old woman upstairs from me but refused to pay for mine.

From that moment on I dealt only with corporate, who were more civilized but not much more effective. I now live in St. Andrews which is heaven sent from Avalon! I had to hire movers myself and come up with new deposits and new rent within days. Overall, I lost a couple thousand. It took four months to receive my November's rent back for which i didnt even live there, and a letter stating I did not break my lease.

If you are thinking about moving there please be warned that if anything should ever go wrong they will turn YOU into the bad guy because they don't want to deal with you. Please do not be fooled by the square footage and how nice they are to get you to move in.
It didn't even take one year for my apartment to fall apart and i had planned on living there for several until graduation.

I wrote all of this to hopefully save one person from going through the hell I had to go through. I have pictures that would gross anybody out. I have wanted so bad to sue them and i dont know how Berkshire is still in business'
