On the first visit this place looked great. Trees and hills, you feel like you are no where near the city. It's quiet in the late afternoons before everyone gets home from work. Then reality hits. Your neighbors get home. Music can be heard from apartments two floors below, and late at night you can hear the guy in the apartment below you snoring. No joking here. When we first looked at the apartment it was in bad shape, but we were told that it had not been cleaned up yet and would look much better. Better, but not much. In a few weeks, whatever they had used to repair the bathrooms ceilings with started to seperate from the wall, and now it looks like maybe the whole thing is going to collapse. In the few months that I have been here, three cars have been broken into right in front of my apartment, the building next door burned to the ground, and there have been several break in's. Now I know that things happen, but come on! We were never told what caused the apartment fire, and I have yet to see even one flyer from the managment office warning people or letting them know about the break in's. I called to ask Michelle about this and she said I shouldn't worry, that it was only the terrace level apartments! See how concerned current management is' I could live with the age and current disrepair of these apartments, but the disreguard for tenenant property and safety has me looking for another apartment while I wait for my lease to end! I do not believe that anyone on the management team is concerned at all about this community. vWhRVi5nYYIuEh4W7K3l

You were never given a reason why the apartment building burned down because the fire inspector deemed it undetermined, and a mass letter went to every apartment. I'm sorry that you hear your neighbors but you are on a 30 year old property and that is apartment life. If your apartment was so bad to begin with I am confused as to why you decided to move in on the property. The break-ins happened on terrace level apartments,and I doubt very seriously that the Property Manager told you not to worry because you were on a different level. She did however increase police presence on the property and had the courtesy officer working the grounds later on in the evening. Lastly, I doubt you have had much experience with the management staff if you think they don't care about the property. What is frustrating is when someone moves onto a 30 year old property and never expect to have work orders. I also love it when someone writes a scathing review and then signs it anonymous - and just so you know, Michele is spelled with one L.

Given the volume of complaints about management and poor maintenance at this complex, it's interesting that the management finds time to rebut - or rather - react - to the complaints on the internet, but fails to fix the problems at the complex.

While I don't live here, and am not the tenant that wrote the above review, I do know people who live here, and have spent enough time at the Avalon to know these reviews are accurate overall.

Further, while this specific tenant chose not to reveal their name, there is no way he/she could have known how little soundproofing there was in the building without having at least stayed overnight, and one doesn't normally do that until they move in.

Too bad management doesn't spend time fixing the problems, as opposed to making excuses for them. The place could, and perhaps would, have a lot to offer if they did.

Problems on a 30 year old community can not be fixed overnite. If that was the case, there would be no forum for idiots like the above person to cry and whine. I think it is amusing that someone who doesn't live on the property has such an in depth knowledge of the going ons at this community. It is one thing to write a bad review when you have experienced it (and I daresay you haven't experienced much if you only have friends there and do not live there yourself), but to write a bad review when you don't know left from right is just stupid. You are fooling yourself if you think that the majority of these people that write reviews are not disgruntled, cranky people to begin with. I'm willing to bet that half of these people who are so upset moved out and owe the apartment community money, and that's why they are so pissed off. And there is still no excuse for not leaving your name. If you are going to leave a review, have the nerve to claim it.

I agree with Management that problems can not be solved overnight in a 30 year-old community. But what troubles people most is Management's apathy toward residents' problems. I lived here for about 4 years. And I complained for 4 years about many things, such as excessive noise from upstairs, clogged guest bathtub, leaky faucets, rats in the apartment, etc. Response was extremely delayed (sometimes months), and the work was shabby. In fact, the upstairs neighbors dogs made the most noise running around. Yet, Management was never able to do anything about that. I probably went 10 times to Management to discuss. I even recorded the noise to indicate the trouble we were facing. But nothing made a difference to Management. The dogs kept running, Management didn't interfere, and we kept suffering. All they had to do was ask the upstairs neighbors not to let the dogs run in the Master bedroom in the morning. Is this too much for two humans to ask? So you can see where tenants lie in Management's view.

Management will keep saying that "oh, that was the old Management. We are new, we are different." Same story, different day. Makes no difference, trust me. Management turned over every 6 months or so while I was there, and no improvements at all.

You can ask why I didn't leave sooner, and yes, that is my mistake. But I think I stayed on until I finally was convinced that Management was never going to fulfil its promises to improve the complex.

And as for people not leaving their names, there's a very good reason. Unfortunately, we do not trust management, and are concerned that since they are unprofessional in handling the apartment complex, they can be unprofessional when it comes to providing rental history, or in dealing with current residents. If you really are so concerned about finding out who is complaining, just listen to the poor souls who walk in everyday with complaints and are hoping for something more than deaf ears. Don't worry about the handful who complain here.

One final note: as opposed to your accusation of half the people still owing money to the complex, please know that I am not one of them.
