Mixed Feelings: A review from a long-time resident

Alright, as a 710 old-timer (AKA, I moved in right after the 1999 rehab was finished), I feel like I have a lot more room to critique this place than most. I?ve been here for 4 years and about 7 different property managers, and speaking very generally, its been a good experience.
First the good. The location is absolutely unbeatable in Atlanta and possibly the Southeast. You will not find a more exciting and constantly changing corner to live on in this town. The views can be spectacular. I?m in the upper floors facing south down Peachtree and its an unbelievable view. Once again, not to be matched by many other places in the city unless you want to plop down $500,000 for a high-rise condo. I also had a totally renovated apartment when I moved in. 4 years later its showing some wear, but overall its been a nice place to be. And of course, paying around $800 for a highrise with a view in Midtown Atlanta aint too bad either (you all who are bitching about the prices need to get a grip.....none of us would be able to afford this in Midtown NYC or the Near North Side in Chicago).
And the Bad. A lot of the reviews on here have been hyper-emotional, but there are some bits of truth in them. First and foremost, I would caution that your experience here will GREATLY hinge on who your close neighbors are. Yes the walls are VERY thin. Yes, there are LOTS of young partiers in the building. Yes, it is an EXTREMELY diverse resident mix. If you have a low tolerance for people (you single-family-home types know who you are), this will be your vision of hell.
Its an old building, so sometimes stuff breaks. Notably the elevators. Other stuff just gets neglected sometimes (AKA the fitness center). Getting it all fixed has never been a major hassle. I have always liked the maintenance guys, and if you dont make their lives hell with frivilous requests, they?ll help you out when you need them badly (READ: your bathroom light is not an emergency, no matter how much it irritates you). No, there?s no central heat and air, and Yes, it sucks when it gets hot outside and they havent switched the building over to A/C yet. I just open a window and deal with it.
I personally think some of the crime stories are exaggerated. Like I said, I?ve been here a LONG time, and I have yet to see some of the stuff these reviewers are talking about. The people who are getting their cars broken into need to remember that they live in the city. Dont ever leave stuff on your seats. Just because you?re in a garage doesnt mean you can act like you live in Forsyth County. I will admit that one guy who lived next to me several years ago did beat up his girlfriend sometimes, but this is not the first place I?ve dealt with that issue. Thankfully his run-ins with the cops got him evicted.
Overall though, I?m going to leave here this year with pretty positive feelings. Luckily my neighbors on both sides are very nice and considerate. Everybody on my end of the hall knows each other by name. Most of the people in the building, come to think of it, are extremely friendly. Just dont be so uptight that nobody wants to talk to you on the elevator. Just remember, if you are one of those folks who would really rather be in a single-family-home OR if you are the type who has spent all of your time in new construction in the suburbs, you will be miserable here. This is about as urban as you will find in Atlanta.
