I have been at 710 Peachtree for almost two years now, and feel that I can write a pretty honest review of an apartment complex that has lost its charm for me.
As a college student, I was looking for a low-cost apartment to rent that was close to Georgia Tech. 710 Peachtree fits that description perfectly, or did. With my starting rent only at $550, I thought I was getting a steal for Midtown Atlanta. Unfortunately, due to the completely unfair utility policy (you pay a split with other tenants for ALL of the utilities for the building, including unused apartments and the leasing/office areas), our utility bill often hit $200 on its own. Add to that miscellaneous fees and $65 parking, and we are now paying an average of $800 each month.
We have had about six neighbors on one side of us (which ranged from never-there to noisy sex each morning) and one neighbor on the other side (whose loud music and constant smoking became the bane of my existence) that has been there the whole time. Although it is a non-smoking building, plenty of tenants do smoke and the concierges/leasing staff will do nothing about it, even with repeated offenses. The walls are thick concrete, which helps to tone down the noise, but motorcycle parades on Peachtree St (a more common occurrence than one might think) are almost deafening.
The quality of the building has gone down hill significantly since we moved in, as they allow things to get dirtier and dirtier and leave things to stink. The parking situation is an enormous pain with numbered spots and tiny spaces (you WILL HAVE yellow pole paint on your car if you live here for any amount of time, it's inevitable).
The location has some great spots next to it, although a couple of the better ones recently closed down for some new development in the area (Bridgetown, you will be missed). Proximity to the Fox is unbelievable, and causes unbelievable traffic at certain times (but still bearable if you're used to city driving). Walking distance to Tech Square and therefor to Georgia Tech, which is convenient to students, although since only one-bedrooms and studios are leased you won't find a roommate situation here.
The leasing staff are willfully incompetent, and if you work a 9-5 kind of job you will have to take off of work a morning to get anything done with them (they have yet to EVER return a phone message of mine). The concierge staff ranges from unhelpful to down-right hostile, which is unfortunate for obvious reasons.
In the apartment itself, the water is almost always hot. Cold water is hot. Hot water is REALLY hot. At certain times during the evening, you had better pull out the aloe if you need to shower. The air conditioning is always changed over from hot to cold about two weeks after its necessary, so invest in a fan. Also, it has been intermittently off and on all summer, doubly reinforcing the need for a fan.
The bathroom and the kitchen are exactly the same size as each other, and neither are adequate for their purpose. If you like a big kitchen full of appliances, please look elsewhere: there isn't actually a single drawer in the entire kitchen. No garbage disposal and no dishwasher make for a lethal Drano-requiring problem every month or so, and have driven us to use paper dishes only. Bugs are not an overwhelming problem but certainly do crop up once or twice a week.
710 Peachtree St. is not hell on earth, it's just not a very nice apartment complex. After two years, we're moving down the road to Atlantic Station (a hike in price but oh so nice), and I would be willing to bet that if you factor in $300 in extra utilities/expenses you will be able to find a comparable apartment elsewhere that will suit your needs better than here. Of course, after two years you tend to focus more on the reasons you are leaving rather than the reasons you came in the first place, so if you think you can handle many of the annoyances outlined above and you simply need the location, it may be for you.
