Even if you don't expect much, these apartments are pretty bad. The A/C sucks in the summer (at least in my studio apartment) and when you tell them, a maintenance guy comes, but doesn't really fix anything. The heating and air are an entire building boiler/chiller system, and each room doesn't have an actual thermostat, just a box unit that has lo, med, and high, and an "air temperature" knob. If you want cold air in the summer, good luck. Mine is on all the way cold now and is still warmer than the air outside, and if any volume of people are using it at all, there is very little airflow.
The leasing office won't answer the phone on the number that residents are supposed to call (404-881-8005) but will answer the line for "new residents" (I used the number listed on ForRent.com) on the first ring. So if you actually need to TALK to someone in the leasing office, call as if you're a new resident because they don't answer messages from the answering service. Ever.
The cold water is rarely actually cold. They've been "fixing" it for the past year that I've lived here and if anything, it's gotten worse. Sometimes it's so hot it's scalding. Once, I flushed my toilet and the water that came into the tank was so hot the tank burst and there were immediately 2 inches of scalding water in my bathroom floor. Not fun.
They don't have their parking records straight, and haven't since before I moved in. So you'll get towed if you park by the dumpster for more than 20 minutes, but if someone else parks in your space in the garage that person won't be towed. (Something about they accidentally towed too many people who actually lived there and had to reimburse the towing cost, so now they just won't tow anyone).
There are 2 inch roaches all in the hallways. It's not as bad of a problem in the apartments themselves because they do spray, but it's still gross, and there are little roaches EVERYWHERE.
It's hot in that building ALL THE TIME--I regularly had my windows cracked in the dead of winter because it was so hot. Also humid, which can mess up anything paper that you have, including books and pictures.
The laundry facility sucks. Things regularly don't work and the leasing office won't do anything about it because the laundry room is managed by an outside company. Broken washers and dryers aren't marked, so you waste your money in them and then can't get a refund. Also, the dryers are prone to getting weird random yellow greasy spots and other black streaks on your otherwise non-spotted clothing.
My fridge smells and leaks (standing water in the bottom of the fridge) but they didn't fix it any of the three times that I called.
Also, from a disability standpoint, THERE ARE NO BUILDING FIRE ALARMS IN THE ROOMS. I am hearing impaired and cannot hear the hallway fire alarm from my apartment, so I asked them to install a flashing light alarm that was connected to the BUILDING'S fire system in my apartment. I repeatedly asked that it not just be an individual fire alarm for my apartment, because those are loud enough for me to hear. (They have individual fire alarms for each apartment, like in a house, but there is a totally separate system for the entire building, which is the one that I had trouble hearing). So anyway. They assured me that the new one they installed was connected to the BUILDING fire alarm. Two months later, a friend was in my apartment with me and said, "What's that noise'"
It was the building fire alarm, which could be heard faintly from my apartment, and the alarm with flashing light that was SUPPOSEDLY connected to the building alarm was completely silent. And not flashing. So yeah, I could have died in a fire--very comforting.

HOWEVER. It IS cheap, it IS in a great location. It's probably the cheapest apartment in midtown. Honestly, though, to me it was not worth it. I'll be more picky about my apartments from now on.

UPDATE: And just this morning (or last night), May 6, 2008, my car was keyed. WHILE IN THE "SECURITY PROTECTED," LIMITED ACCESS GARAGE. The people who live here, with the exception of a very few, are nothing but ignorant TRASH. And/or crackheads (literally) and/or whores (also literally). I hate this place.

I totally agree with this post. This place is the worst, and there's no amount of false advertising that's done by the management that can cover that up. They may lure people in here, but once they are here, as you can see by the stats for this complex, aprx 80% of the residents are dissatisfied. Numbers do not lie! If you are looking for a new place to live, please do not let the low rent reel you in. You will be sorry you ever came. I wish I was paying $300 more each month at this point, if it means getting out of here. I am counting down the days until my lease is over.
