I have had numerous problems since living here. Maintenance is quick to respond but has a hard time fixing problems. Nice but incompetent. Management is also nice but apparently can't handle what it takes to get this building in livable condition.

To begin my story, I have to clean out the inside of my coffee maker on a daily basis because I almost always find roaches in it. A few days ago I found a whole brood of baby roaches inside it. Yummy. I cannot leave my pet's food out at night or ANY food or dirty dishes or it will be crawling with roaches. I have roach traps and roach spray and am a clean person, and this is still happening.

People are constantly entering your apartment because there is so much renovation going on. The water has been cut off during the day at least 3 or 4 times per month for repairs. We have been given less than 24 hours notice on several occasions that our apartments will be entered for maintenance. Maintenance enters your apartment at least once a week due to the renovations. Last weekend a pipe burst in the 17th floor, and when we came back into the building water was pouring all the way down the stairs to the ground level. There was water damage in the apartment, but thank God nothing but a few books got wet.

Sometimes strangers get into the building due to inadequate security; I have had homeless people ask me for money on the ground level. Ladies, you will be hit on in the elevator constantly by creepy guys; I see it ALL the time. Two weeks ago vandals got into the building and spray painted it. A classy individual threw a bowl of noodles out the window and ruined the new patio furniture. Sometimes I want to hold my nose when people get on the elevator. The hallways and elevators are often dirty and littered by whatever classy individuals live here or are visiting.

Inside my apartment I hear everything from loud music to people having sex. I often smell marijuana coming into the apartment from somewhere around us. I am TRYING to live a drug-free lifestyle.

I have talked to MANY current and former tenants here who have experienced similar problems. Maybe it will be better one day when all of the renovations are complete and they have bombed the building for bugs, but it is not anywhere near being livable at this time. The new management company that is renovating this building has renamed it Solace on Peachtree. Can I suggest Chaos on Peachtree'

I'm sorry to know that I am not the only one that find this place to be substandard. As an update, only 3 days after my unit was "sprayed" for cockroaches, I found one crawling in my livingroom. I immediately called the office to be added to todays (Mon 6/29) weekly spraying schedule. Negative! I'll try again for next. week...and surely the weeks after that. Maybe a call to the Health Department after that. I refuse to eat or cook in my own apartment because of these conditions.

Some of these problems you have is caused by you! If you always leave dirty dishes, have a pet that probley have an acident once in a while, leave coffee in a coffee pot all night (sticky) then surprise you will have roaches and will never get rid of them!!! Yes they are renovation and that is a great thing right? you want a nice building, do you think it will just magically appear over night!! NOT!!! Yes the pipe burst---- you know some times things happen that you have no control of....example if your car put you down in the middle of the street who would you blame????? FAce it you live in Atlanta and you get ask for money, food ect EVERY where you go!! Everywhere!! Creepy guys hit on you in the club, at the grocery store, the movies, and anywhere else people are...... where do you think creep guys live? Duh in apartment buildings all over the city!!! So I said all that to say- no matter where you live you could have a problrm or two. It makes me wonder why you left your previous apartment or place of living????

Also, I had replied to the post from miss710 on 6/30 to my initial post. Somehow it has disappeared, so I will reply again. I moved out of my last apartment because my roommate got married. It was a nice place but a 3-bedroom and too big, so I moved out at the end of our lease term. No bug problems and no residents sexually harassing my attractive female neighbors. I have also lived in other apartments throughout the city over the past 10 years where there were no nasty German roaches or creepy guys following my neighbors around. I am CLEANER here than I was in my last apartment. Why should I be having roach problems here but not in other places unless there is already an infestation in the building? If you read my first post again, you will see that a homeless person asked me for money INSIDE THE BUILDING. Of course I expect to be panhandled in the city and even right outside my building but not INSIDE MY PLACE OF RESIDENCE that is supposed to be key-card access only. I'm not saying that this place will not be nice someday, but it is not there yet. I am posting this so that people will not be fooled like I was into thinking this place is a newly-renovated, swanky building. There are still serious structural, maintenance and security issues that need to be resolved. Trust me, I have had MANY other problems here that I have not even described so as to remain anonymous. My friends and family can't wait for me to get out of this place!

Question my boyfriend and I are looking to move in we are coming form New York. Truthfully how is the place is there really a lot of roaches? Are all the apartments updated? Is the place safe?
From: Anonymous Date: 07/16/2009
The roaches are the small kind, and they stay in the kitchen 99% of the time. Statistically, the is the most unsafe place to be in the country, so you should always have your guard up. Some of the apartments have not been updated, but many of them have truly awesome views.

I would not recommend this place. I moved in because I am a student, needed affordable rent, love the location, and when I went to visit, I was fooled into falling in love with the building. They put up a good front. I have lived here for a year now and my lease runs up in a month. I am actually writing this from a hotel room because yesterday I was unable to stay in my apartment due to flooding. It was caused by a pipe connected to the air conditioning that leaked from the wall underneath the carpet flooding at much as 70% of my apartment.I had extensive damage to my furniture and feel incredibly unsafe with the lead seeping into my carpet from the paint. The wall is soaked and paint just falls off. I understand that things happen. But this didn't just "happen." These floods are caused by old pipes that they fix but do not replace. I have to leave my dog with a friend because he can't stay there. I woke up the other night to find brown water coming out of every faucet. Trash-talking aside, Solace just isn't a safe place to live. Once I get the results back, I will know for sure if the Giardia parasite my dog and I contracted came from the drinking water. For the past couple of weeks I have developed migraines that have never affected me before. I am on the sixth floor and cockroaches do invade my home. I set off my own bug bombs once every two weeks and still find them. No one should make excuses for girls being harassed on the elevator. This is my home. This is where I am supposed to feel safe. What happens outside of that building is my responsibility but the leasing agents here said there was key card only access. Due to the first floor construction, anyone can enter. The doors to stairwell 4 don't even lock so anyone can enter from the outside ground floor. On top of everything, the management has done an excellent job of screwing you into that lease. My advice: read the lease very carefully and do your research. I laughed at the idea of being worried about lead paint. Of course if it chips off I won't eat it. I didn't even think that if my apartment floods, lead gets into the carpet, lead dust is inhaled, and I am left without a home that Solace management will have no fault.
