I moved into Alexan Terrace in 2004 with a friend from college. The rental rate was good, and the apartment was a great set up for roommates and we loved the leasing office staff, who used to throw little get togethers such as a wine and cheese event, and dinner at a nearby restaurant. The power bill, which is given through the leasing office, suddenly doubled when the new management took over, but enough people complained that they lowered it - but not back to it's original price of around $50 (It's around $90 now). Apparently they thought it was appropriate for us to be paying all the interior and outside lighting instead of them covering it.

3.5 years later, with the third management company since I've been here, there are no get togethers, they are slower and less organized, the rent has gone up 5% the past two years and the quality of the neighborhood has gone down. (The first year, my rent only went up 2%). The Abbey closed, as did another neighborhood restaurant, and the area seems to be digressing, so a 5% increase is absurd - especially because I was already paying more than they were currently renting apartments for. (and there is no wifi which I think should be standard in an apartment complex with rents like this). I pay $1389 for a two bedroom that used to be $1233, which would be fine except for the worsening of the neighborhood and the slow dumb leasing staff.

There is no socialization whatsoever, so if you are looking to meet people, this is not the place for you. I rarely see anyone in the halls even though the leasing office claims to be 97% full.

The apartment iself is nice enough, nothing spectacular and completely void of charm, but it is a good size - now I live there with my fiance so the set up doesn't work quite as well as with a roommate. The closets are great though and the bathroom is too with a garden tub and lots of space - it would be even better if they'd put in a double sink. The parking deck is terrible - I'm surprised I haven't gotten into several accidents. Please go way too fast around blind corners and the gates are constantly broken. There was a period of time where too many cars were parked on our floor so we'd have to park a level up, but that hasn't happened in a couple months.

I never have a problem with noise from tenants in the building, I think most people are in their mid twenties and up and not college aged. But, the sound proofing is non-existant and I hear Ponce de Leon traffic, homeless people, and drunks yelling throughout the night - I must say I have gotten used it and it really doesn't bother me anymore.

I love the location, great proximity to the highway, the Fox, some of the best restaurants in the city, and just being in one of the few places in Atlanta that you can walk to places is so much fun. I've never had any safety issues, but cars definitely get broken into, I would not walk around alone at night and I would NOT live on the first floor of the building. There are tons of homeless, and it gets annoying and expensive, especially if you feel bad (like I always do) and give them money - but every big city has homeless people, so if you don't want to be near any, than don't move to midtown.

Bottom Line: I think you can find a better apartment for a better price elsewhere in midtown.
