I lived at the Arboretum from mid-2002 through the beginning of 2004. I would never recommend this complex to anyone. I don't even know where to begin with all the problems. The management staff is totally incompetent. I was never given copies of my lease; I had to ask for it. I also had a dispute upon move-out that was never resolved, and believe me, I paid dearly for it.

I had neighbors that would blast music from 2am-8am; management did nothing about that. I called the police on a number of occasions about loud noise; management had no response about that. In fact, one time when I called the police to report a disturbance, the dispatcher asked me if I lived at the Arboretum, before I even said anything! That certainly says something about the number of calls the police were receiving. Carpets were stained and full of animal hair. I noted this on my move-in checklist, and then was told upon move-out that I was going to have to replace the carpet! I was promised a garage; never happened. Never even got a gate key, not that it really mattered since the gates are always open.

The rent was relatively cheap, but for all the problems that I had to endure during my stay here, I would have rather paid more at a better complex. I always found the maintenance staff to be friendly, but they were never able to fix anything. The A/C leaked all the time. Also, the grounds are awful. Residents don't clean up after their dogs, and the drainage is terrible. When it rains (which is a lot; it is Atlanta after all), there is water everywhere. Some paths are even flooded. Lighting is terrible around the apartments and in the parking lot, and I never felt safe walking around at night.

I would never recommend this property to anyone, but if you must live here, be sure to get copies of all your paperwork and read it carefully. And fill out the move-in checklist IN DETAIL so you don't get screwed when you move out.
