I unfortunately have to move out at the end of my lease and as I'm out hunting, I'm beginning to realize that I had a really great deal. I live in a one bedroom with stackable washer/dryer and pay $630 rent ($670 with water bill inc.). The is a sunken living room which I love and the apartment has a cozy homely feel. Unfortunately, due to new management our rent will be increased and as much as I enjoy my apartment I cannot afford to stay. Here's the breakdown for all prospective renters:
Parking: I have never had a problem with parking there is always ample space where I am located. You can opt for a garage for $30 more per month but I chose not to because you have to share the garage with 3 or 4 other cars and if I'm going to pay for a garage I want my own garage, thats probably why they're only $30 extra though!
Cleanliness of grounds:They are doing renovations right now and they have plans to really straighten up the place by the summer so this may not be relevant to those that come in a bit later than I. As of right now the landscaping on the inside of the apartments is not so good. Some fools let their dogs go right in the middle of the walkway (and if I find out who is doing it I will let them know!). The office says that they have a guy come out and powerblast the grounds quite often, but in between power blastings I just clean the mess up myself. I hate to say this but I would not recommend moving into the buildings facing roswell road closer to franklin rd. at this point in time because right now that side seems to be the noisiest and messiest. But as stated before they are doing renovations and it seems that the raise in rent is starting to drive out the younger, rowdier crowd.
Safety:Since I've lived here I have never heard of nor personnally witnessed any crimes of any manner. There is are several courtesy guards on the premises that are always walking around or riding around in their little carts and the gates have been fixed (finally) and are in working order.
Pests: When I first moved in in the summer there was a serious ant problem. Although I cannot stand any insects I can understand an apartment surrounded by trees and shrubbery (it was originally named "the arboretum"!) will have insects). I called the office and the next day someone sprayed and haven't seen an insect since.
Utilities: The GA Power bills seem about average summer months $30-$50 although this winter the bills are getting a bit high, veraging about $100 highest $150. The water is added to your rent $40 average this month it was $50. This may be high I don't know the average. The bill is based on how many people occupy the apartment and the square footage and it is divided among all the residents so thats why it is what it is. Yes that sucks but life goes on.
Noise: These are apartments so yes I can hear the people upstairs and the people in the apartment right beside my bedroom occasionally, that is to be expected in an apartment complex, but it is not excessive.
Leasing staff: I have dealt with the staff quite a bit and on occassion I have not witnessed anyone being rude in fact the people I have encountered have always gone out of their way to be courteous. In fact at one point my husband and I went to the office to complain about the gates not working and the dog poo in the walkway and the woman (I believe her name is Monica) kindly sat us down and took the time to explain in depth everything that they were doing to improve the apartments and I must say everything she said they would do I am seeing come to fruition one by one.
All in all these apartments aren't as bad as some people may make it seem. The access to Buckhead and I-285 are definate perks. Its pretty central to everything (malls, grocery shopping, fast food). You have to remember to take alot of these "problems"that are mentioned on this site with a grain of salt. I haven't found one apartment on this site that didn't have pest problems, a problem with the leasing office or noise complaints. Unfortunately those are the cons of living in an apartment in GA. The only thing that may not be embellished or a personal problem would be information on parking and utility information. The best thing to do is to go see the place for yourself and ask as many questions as you can.
