Worst. Apartment. Ever.

We have lived in Azalea Park for about a 9 months. We have 3 months to go and we are leaving as early as possible. We went ahead and gave them a notice months ago! We are ready to leave. Now.

The wool was pulled over our eyes when we moved in. It was a snap decision, it was cheap.. and it was too good to be true. The model is very close to the front so you don't get a real feel for how far gone this property really is. GSC Property Management had just taken over and assured us that they were the new Sheriffs in town to clean up any of the "little" things we'd read about on ApartmentRatings.com. Our mistake and we were locked in the lease for a year.

Azalea Park, how I hate thee.. let me count the ways.

- Moving in was the first adventure. When we moved in, the apartment smelled and was infested with roaches and silver fish. The 1980's refrigerator had a nest in it and had roach droppings in plain sight inside of it. The carpet was old and stained. The patio was filthy. It took months of requesting to get these issues fixed. We finally went and bought all of the insecticide foam, powder, spray, and bombs we could to get the bug problem under control. The windows are so thin you can feel the breeze coming in around them. The cabinets are falling apart and very very very old and warped. The appliances are old. The A/C units are energy hogs. The insulation from outside temperatures and noise might as well be non-existent. The pipes rattle in the walls when you turn on a faucet. Paint is peeling off the buildings and the wood is rotting. The paint job on the inside is shoddy at best with bubbles in the paint and the door handles, hinges, electrical plugs and switches, toilet, and sink.. and EVEN THE CAPRET was painted over.

- The residents are disrespectful of the property. They loiter around at all hours of the day and night: The tennis courts that haven't been used in 10-years are a favorite hangout of the Latino-gangs. Residents will put garbage bags on the roof of their cars with the intention of putting them in the bin, but when the bag falls of, they simply leave it in the road. A resident who lives upstairs from me pours grease off the side her breeze way every few days, killing the plants, grease-staining the side of the building and concrete, and making a horrible stench. With the way the parking lots are constantly full, it is obvious there are a lot of "guests" staying in these apartments. Comcast is having problems with cable being stolen and rerouted at the cable route boxes that are open and exposed to the elements on the sides of the buildings. Furthermore, Comcast s switch for this and other neighborhoods was stolen off the utility pole by the shady tenants. In the mornings, there are so many kids standing out front of the complex for the bus that they are standing in the middle of the entry drive to the complex so that getting out is a challenge. Not to mention the dozen or so parents who have to drive their special little snow-flake to the front and just park along the drive blocking the flow of traffic. Which brings meto how many residents and their "guests" actually have vehicles. Most of them seem to be on foot to get to MARTA. There are no sidewalks, so most of them just walk IN THE MIDDLE OF THE ROAD! Then there is this one resident who lives in Building 28 or 29 who parades his PITT BULL around on a chain and teaches it to attack things in the parking lot.

- The Property Management just doesn t get it. Not only has the property manager been replaced twice in the past year and a half, the leasing agents seem to come and go often. The gates are ALWAYS broken. If you see the gate access control working, it will be broken within a few days by one of the many many "guests" that live here. Even with it is working, the gate remotes you pay $50 for won't work. The rear gate has never worked, so to get to where I live all the way in the back from the front gate. I have to drive one mile from the front gate over more than a dozen speed bumps putting wear and tear on my shocks and having to drive 15mph to avoid hitting any of the "guests" on foot that live here that are walking down the middle of the road. The property management has hired security to make up for the lack of access control, but this highlights the fact that there are so many thugs coming in and out of the complex. Drug deals, car and resident theft, and, YES, THERE HAS BEEN A MURDER HERE JUST A FEW MONTHS AGO. The security does absolutely nothing. There are often a half a dozen security guards on duty.. but are they doing anything... no. They stand at the front of the complex smoking, chatting, wrestling around and sleeping in their cars that are parked along the side of the entry drive. If they do stop you, you can just rattle of any excuse and they will let you in. These "security guards" are a joke. When they do have a minute to leave their friends and patrol the complex, they drive around with their lights off creating a hazard and seem to only stop for the pretty girls that might loitering around the complex at 1 am. The lights on the mail-hut in the back of the complex didn t work for the first 8-months I've lived here. When the light fixture in the breeze way was messed up and was electrically arcing and sparking, it took 6 requests to get maintenance to fix it, and that was after 3 weeks of no light at all. Oh and that garbage that falls off of residents vehicles and lands in the road, it might as well biodegrade before anyone from maintenance will take time out of the busy schedule of smoking pot with the other hoodlums around the pool next to the back gate or tennis court and tracking mud up in your apartment to pick it up.

I honestly have a hard time to think of anything nice to say about Azalea Park. Yea it is cheap for the size you get. But that just isn't enough as the downsides are plentiful and glaring.

Avoid Azalea Park. You can get better for the same price or cheaper or you can sacrifice a hundred square feet. Believe me... we are prepping to move around the corner to Alara Highland Park that is only slightly more expensive, the same size and with NONE of the problems we found here. This time, we listened to ApartmentRatings.com and we think we are going to be very happy.
