Welcome to the ghetto.

I've lived here since 2007, and can say with complete certainty that the ghetto has officially moved in. The worst part is that I'm paying $645 a month to live in it.
Over the course of the past year, I've watched as the quality of tenants has gone down. I work from home, and today, was unable to concentrate due to the domestic violence dispute erupting outside my window. I stepped outside to find about 10 people screaming back and forth, and I was just waiting for the gun shots to start going off.
THREE cops had to be called in to settle the fight.
A car carrying three of the hoodlums sped off afterwards, only to return about two hours later to sit and loiter in the parking lot. It seems they were waiting for someone or something, but nevertheless, it scared me. Who do these people think they are' There are other people who just want to come home from work, kick up their feet, and relax. They don't need to put up with this nonsense.
This is not the first incident of this sort to go down here. People have been robbed, someone was held at knife point while getting their mail, and I can't tell you how many tiny drug baggies I've found lying on the ground. All of this, and the apartment management STILL hasn't fixed the gate (it's been wide open for about three months now).
If anyone gives this apartment complex a good review, they're probably the hood rats that infest this place.

I think you are right the level of tenants has certainly taken a dive. I just re-newed my lease and wish I hadn't. I think they are trying to fill up to make up for money spent in renovations. But there is trash everywhere now and people just hanging out. The bar b que near my apartment was used about a month ago and the people did not even clean up the mess... which is still there.
