Alright lets back up to the very beginning. I, along with others, ignored bad reviews based on the idea that the only people rating online are ones that have had bad experiences- so of course I will read negative reviews. Please heed what these people are saying- it is the truth.
1. Model Unit- Yes, this looks good. The carpet is new, the AC works, the floorplan makes sense. MAKE SURE- before you sign your lease- you ask to see your actual unit. I did not- this was my fault- I realize, but the day I moved in I wanted to tear my lease up. Minus the holes and scrapes in the wall- those can be fixed, it was in an awful part of the property (see: broken doors, broken glass, dirty exterior walls, holes in hallway walls, etc.), it looked out into a laughable 'courtyard'(I will get into this later), and my setup was different than promised- my kitchen is an extremly tight hallway as oppose to a reach-though to the den where my bar stools would be.
2. General Property- The walk up to the leasing office is by far the best part- obviously on purpose. Green grass, appropriately spread pinestraw, attractive fountain, and good flower spreads. That is where it stops. The 'courtyard' that was referenced in (1)is 100% ridiculous. When I first moved in there was a fountain in the middle. I said fountain- I mean a stagnant hole in the ground filled with rainwater. This never worked- though it was explained to me that it would be fixed soon. About 4 months into it some of the staff was working on the 'fountain'- only to LITERALLY nail boards together and place these boards over the water. This is what is named- by sign in courtyard- the 'reflection garden' it rambles something about simplistic nature in which you can connect with your thoughts- whatever. This is just an excuse to not care about what it looks like. There are walking stones placed randomly thoughout the 'garden' and it looks like a pinstraw bomb went off because there is no rhyme or reason for placement. I laugh at it now. The pool is only decently clean, the buildings are old, and is clear when they don't want to take time/money to lay grass- they put down pebbles. I could go on, but I will move forward.
3. Air Conditioning- this has been touched on by other posters, so I will not spend too much time here, but it is painful. In the Summer it runs 24/7 no questions asked. That is just to keep it at 76- so you will have monster bills. Combine that with when it isn't working and the motor tries to work double time, you get the idea. Management says that if you bring the bills in and they are a lot higher than a similar floorplan they will reimburse you- which sounds good. Turns out everybody's bill is absurdly high so you will get no relief here. Now to the goods. My AC was broken, leaking, and smelling for 2 months. Literally had to have 2-3 pots to catch dripping AC water in my apartment. This of course led to bubbling, peeling, and discolored ceiling. It took me finding the manager 3x, 4 trips by the 'engineers' and outside consulting for this problem to be fixed.
4. Management- the pits. the old manager always wore jeans and a t-shirt (which she used as an excuse to NOT come to my apt to look at my leaking ceiling), spoke like she cared but acted opposite, and had a blinged out blackberry. The new people in charge seem like they are a little better, but have already seemed to lose my rent check, accuse me of not paying, and telling me to pay again. Not happening Jack. The problem is that I paid with a money order because I was out of checks and they are having a problem tracking this, even though it is of course out of my account and I have supplied them w/ the appropriate tracking numbers, receipts, etc. Bottom line- they don't care about anything except their money.
5. Parking- again- has been touched on- but it is awful. If you come home after 7pm- you are getting ready for a hike. If it is raining- have fun. The parking spots are very tight and if people aren't careful- they take up multiple spots, amlifying the problem. The garage parking ($20/mo) is NOT secure- the garage is always open and people take your spots.
6. Security- Multiple car break-ins. They come early morning, smash the windows, and take your stuff. Cops literally don't come, even when there is blood in the car from the criminal, management apologizes in weak form.
7. Soliciting- They have brokered a deal with AT&T to where if the leasing agent pushes their services on you, AT&T reps also come and knock on your door to schlep their services. And you will never be w/ out a chinese delivery selection. You will have menu's in your door multiple times a week. I've caught a glimpse of these people once or twice, but they move so stealthily I can never grab them.
The only good parts of this place is proximity to both Buckhead and Lenox Park- which you can get at several other places in the neighborhood. Just don't do it. See through the lies of anticipated repair and remodled kitchens- they are cheap appliances and nothing will be fixed unless it is detrimental to their lives.

This exact same thing happened to me too! They wrote on my maintenance sheet "We do not see any signs of a leak". Apparently the brown, sagging and cracked ceiling, walls, and water all over the place don't indicate a leak to them.

Sounds typical. The office staff there is the most clueless and unprofessional I have dealth with in 20 years of apartment living. I also had no air conditioning for most of the summer. And when it did work, the units are so small for the apartment, that the power bills are well over $300. Unless you are a masochist, you shouldn't even consider this place.
