Okay after reading some of the other reviews, I must start by saying that I am in no way connected to this complex at all. . . other than I am a tenant.
My wife, child, and I moved-in in June of 2007. They took us around to many units and we were about to leave, when they brought us to mine. It had been totally re-done. . .new paint, carpet, counters, light fixtures. . . everything was new. It only took a min for us to say where do we sign. Now I owned a house for 8 years, so I am not your average renter. Anyone who has never owned can not possibly understand what it is like to have to take care of and pay for everything yourself. Since moving in we have had a wonderful experience. I mean sure there have been issues. . . I had a bug problem- so I went to home-depot and bought some "home defense," sprayed it around my apartment and outside the doors and windows. . . no more bugs. I had $1000 worth of tools stolen from my truck - well can't blame that on the apartment, we are in desperate times and I forgot to lock my tool box. My air conditioner sucks and they have yet to fix it, that I am upset about.
Now to talk about why I am even on this review site. . . a month ago I woke up at 5am to my hot water heater pumping water onto the floor. It flooded over half my apartment. I shut the water off at the emergency valve and called the office. I did not think I was even going to get someone at 5:15am, but it was all i could think of. An answering service answered the phone. I told them what was going on and the lady said she needed to contact the maintenance department and would get back to me. Ten or so min later the head of maintenance contacted me and got the ball rollin. By 7am the carpet guy showed up and we began cleaning up the mess. They had to tear out half the carpet in my place and we had to live in chaos for a week. However, when it was all said and done, I feel that they did a wonderful job of taking care of me and to top it off they knocked off a full weeks rent to compensate me for the trouble.
So let's see. . . if I owned, I would have had to pay for a new hot water heater, installation of that heater, the emergency visit from the carpet dude, the three day rental on the carpet drying fans, and then the return visit from the carpet guy. . .all of this would have easily topped $2000. Instead I had everything done for me and then even saved money on my rent. . . you do the math.
No this place is not perfect, but I challenge you to find me anywhere that is. The location is prime, the grounds are nice enough, and our rent is on the high side of fair. As far a maintenance problems, well I say. . . learn how to fix the small stuff yourself and leave the big stuff to them. In the long run you will be happier, they will have less work to do, and then we are all happier because it does not take them forever to get to the problems.
Also, let me add. . . Since I have lived here the office staff has changed three times. I have had dealings with all three now. I must say that the current mangers of the property, GABLES, seem to really care and want to do a wonderful job. The manager is a wonderful lady who I think is going to be really good for this place. We have no intention of moving anytime soon.
