Lived here 4 yrs and the rate of rent going up in ridiculous! FORTY DOLLARS every time my renewal was coming. Strange ppl walking around at night,loud music,neighbors slamming doors all hours of the night. Yet they offered a 10-20 giftcard to renew lease but yet other neighbors were getting a 100 giftcard to renew??WTH! Other than the occasional garden snakes...its okay to a point.

I am the manager of Calibre Springs. I was notified of your posting by a resident who was unhappy that someone had something bad to say about Calibre Springs. So I wanted to talk about facts in regards to your posting. 1. There has NOT been a $40.00 rental increase for ANY resident since I have been manager here for the last 6 months. In fact, there has not been any large increases at any Calibre coummunities for about 5 years now, at least not at the last three coummunities I have managed. The average rental increase has been $10.00 for the last 6 months. As far as gift cards, that was a promotion that was being offered for a limited time and while yes it was a gift card, it was offered to the residents who did receive a small increase as a way of saying thank you for renewing your lease. Which out of the 49 renewals letters that went out, all but 3 renewed their lease. Not a bad percentage in a market that is hurting right now. What most people do not understand is that apartment communities have had to drop the rents due to the economy, in some cases as much as $300.00 a month. The city of Atlanta has just raised our water bill 12%, with no increase being passed on to the residents, at least here at Calibre Springs. So if you received an increase, which was not $40.00, then it means that you moved in with a really great special and that your rent is way below market. 2. You talk about strange people being out here and loud noises, yet I do not see when you have ever come in and addressed this with me or my staff. I have a courtesy officer that the residents love who is on call 24/7 just as I am. I require a report be submitted every Monday morning from my courtesy officer. There has not been any calls about strange people or loud noises other than an occasional music from an apartment. Hey, it is apartment living and if you are really a resident here, why not mention the sign that is posted at the mail center warning residents about loud noise or not picking up after their pets or there lease would be terminated? So rules are stickly enforced. Actually, per the reviews that have been posted lately, it appears to be that people are happy here and do enjoy Calibre Springs. As of today we are closing out at close to 99% occupied? Why would 7 police officers choose to live at Calibre Springs at NO EXTRA DISCOUNT? Why do we have 10 residents that have lived here for 20 years and over 17 residents that have been here for over 10 years? 3. Snakes? Have you looked around your community? This is a wooded community with a large creek that runs behind the community and though you might see a snake or two during the summer, there is no problems with snakes. Why try to scare off new residents when you know that there is not a problem? 4. You have been here for 4 years,that says something about our community. Since you did not leave your name so that I may contact you about your concerns, I ask that you either remove this false posting or come into the office so that I may address your concerns. My door has always been open for my residents and it still is for you. I would like to be given the chance to address each concern. I think this would only be fair since you had to write a negative review. Maybe after we have spoken, you will go back in a reverse what you had to say. Thank you, David

I would like to thank our manager, David, for his forthright reply to this negative resident. One wonders, why is the person still here after 4 years. I can only hope he/she accepts David's invitation to come into the office. Come on Show yourself and give him the chance to personally address your concerns. THEN JUST REMOVE THAT STUPID POSTING!

I've lived at Calibre Springs for 4 years, and have found it to be one of the nicest and well-managed places I've ever lived (and I've lived all over the country.) I have always had immediate response to any questions or maintenance requests. I'm glad to know that 7 police officers live here! That makes me feel even safer. LF

It's pretty obvious that a lot of these replies are written by the management itself. If you want to know the truth about Calibre Springs go ask a few of the residents. The price is cheap at first but they do raise the rent, and 40 dollars is not unheard of as far as them raising rates. Yes maybe recently they have not since the market is horrible, but they do it any time they can. And the longer you stay the less value you have to them. It's very ghetto management. There is no professionalism with this new team
