You read about poor management, noise issues and dirty common areas at almost every apartment building. Even a little crime should be expected in the middle of a city. But the issues are bigger at Summit Brookwood. I would suggest potential renters stay away and save yourself from headaches and trouble. Reading the reviews, I have experienced EVERY SINGLE problem mentioned. Below are the issues that concern me the most, all of which I think every potential renter has the right to know.

1. There are MAJOR mold issues in the midrise building. Moisture seeps in through windows causing entire apartments to be infested. It took me at least 6 months to realize this problem was occuring, and even then I had no idea of its seriousness. It's hard to see until you smell it and eventually start seeing it in the window, on the walls, in the carpets, all over furniture, clothes, etc. Check for masses of mold build up in the toilets right under the seat where the water flows out. It looks like deposits of dirt. I have proof that there is toxic (stachybachus) mold in my apartment. The complex blames it on residents who don't regulate their apartment temperatures correctly. I keep my apartment between 68-78 year round. I think that's normal. The real problem is the structural damage as well as numerous leaks. You can see a few in the hallways if you look around. This is a legal issue. The complex does not stand up to the GA conditions of healthy living. Their solution to the problem... to clean your entire apartment with chlorine. The end result... damage to everything in your apartment. The smell will never leave your things, including clothing. My furniture has been moved and professionally/chemically treated. The smell still lingers.

2. Fruit flies live with you throughout the year (They are attracted to mold.).

3. Apartments are poorly ventilated, which traps the moisture inside, making it hot (and once again moldy).

5. Lack of insulation and EVEN carpet padding, which contributes to the noise factor. In the midrise, the echo of the concrete makes everyday noise from above sound 50 times louder than in actuality. The thin (as advertised, berber) carpets do not help the situation. The property knows about the problem and considered installing carpet padding. Unfortunately the investment was too large and not worth it to them.

6. Hand coded gates usually do not close properly, allowing strangers to walk in easily.

7. The drive-in gate has broken down several times. It usually takes about a month for it to be repaired. Car break-ins have occured during these times.

8. They're more worried about keeping the place full than keeping residents happy. They neglect to see that the two go hand in hand.

9. Property employees SEEM really nice, but they know the problems at hand. They just lie. Maintenance wears surgical masks while vacumming the hallways!!! Bad sign... it must be because they can't handle the mold in high doses or else that they need to treat to carpets regularly for mold problems.

The good things about the property...

1. GREAT location!

2. Mostly nice people.

3. Wall to wall noise has not been an issue for me.

4. Very nice maintenance people who don't know how to handle the problems at hand. They clean mold off of drywall and all other services with bleach and sporiciden. They do not replace the wall, which is the typical protocol.

5. Newer management that tries to meet resident needs... but when it comes down to it, they're looking out for their own jobs.

6. Great fireplace, but the problem is no one, including managment, knows how to properly use it without firelogs.

If you read these reviews, you can tell that MOST have been written by intelligent people. Most of these people pay their rent on time and are not problem residents. I've heard of issues from almost everyone I know in the complex even if it's just in passing. Take them seriously. BuLYzGcKAVo8MQPlcXJq
