I've lived in Colonial Grand for several years. The management (Julie and Karen) in the leasing office was awesome when I first moved in. The apartments and the community were clean, and well maintained. Since Colonial Properties bought Preston Oaks, the property and management have really gone down hill. Rent has increased $$$, the community charges a $5 per month trash fee. By the way, they don't pick up the trash from your door for the $5.

There seems to be a revolving door for leasing office staff. Recent experiences with them have been terrible. Most of the leasing office staff are rude and indifferent. They cop an attitude if you call with a question. They do not return phone calls. If you get the answering service, forget it, the message never gets delivered. The maintenance guys are great, when they actually get the work orders, they do great work.

The location is great and the neighbors are totally awesome, otherwise, I would have moved.
