I have been at the Estates for 2 1/2 years now and I must admit that I have seen a DRASTIC change in the complex. When I first moved in, I was relocating from another state and Ashley (no longer there) was AWESOME! The entire leasing office was wonderful. They were always available to help, they never closed early, and they were open on SUNDAY! Plus, the computer lab was available and the printers worked. If there was ever a maintenance issue, they were usually pretty quick to fix it. We also had community "social" events and security was hardly an issue. Although I like the floor plans and parking at the Estates, I must admit that it is not as "safe" of an environment anymore because of the gates almost always being broken and the numerous break-ins we have experienced.
The Pros - the complex is fairly convenient to everything. Easy access to I-285, I-75, I-85, and GA-400, as well as back routes into Buckhead (Peachtree Industrial). Also, the complex - although the make up of residents has DRASTICALLY changed over the last year - is fairly friendly and quiet place. I have had no issues with my neighbors. Rent for the convenience again is not overly expensive considering how close it is to Perimeter but they ARE pushing it. Landscaping is still pretty - I love the front of the complex. Overall, the apartment complex is a nice place to call home.
The Cons - The staff is not the friendliest I've seen and the main office is now closed on Sundays (Why'). Also, the walkways, halls, and streets are no where near as clean as they were in the past and security is a HUGE issue. The pool is locked by code but as a resident, I have NO IDEA what it is - poor communication! One more thing - there is NO INCENTIVE to residents to stay; rent increases can be excessive if you are not careful... My problem with rent increases is that I should see the complex getting better with my increase in rent - not worse. Overall, I think that if the complex had new management (missing Ashley), the place would be an A establishment instead of the current C- I must give them.
I will say that I love my apartment (my apt - not necessarily my complex) and will probably be there until I purchase a home. But that is also assuming that things do not continue to deteriorate...

You seem to have a good grasp on the community and complex's general environment. I have been doing some at shopping for the past couple of weeks. After visiting the Estates and learning about the move in requirements, I though that it was a little unreasonable and uncharacteristic for an apartment to require $100K liability insurance. Is this true for most of the tenants or has there been some major fire or damage dispute within the complex that has prompted this seemingly excessive $100k insurance requirement; and, for even their one bed rooms?!

I do agree that the staff has poor communication and does not understand what customer service means. I think as long as you have lazy and inconsiderate staff it will deteriorate. Also the $100k for the insurance is so over the top. I am thinking that there must have been some type of fire at this complex for them to require that. Nothing is new in these apartments. Don't let the pictures on leasing agents fool you. I would advise anyone looking to look elsewhere --save yourself from the headache and frustration.
