Fernwood is a nice little place to live. I am a grad student at Georgia Tech and the place is very affordable even for a roomy 800 sq ft one bedroom ($660/mon).
The location is good because it's in the city but not IN the city (it is located in a neighborhood 3 miles from Midtown but has houses with lawns, not on a city street corner). The only bad thing about location is you can't walk anywhere easily, but there are two grocery stores, blockbuster, car mechanics, several restaurants (fast food and otherwise), and much more within a half mile.
There is plenty of free parking, but my car did get broken into a couple months after I moved in and my radio was stolen.
As far as the staff, the maintenance guy is the best. He fixes any problem immediately after you call about it and is very courteous. Although the downside to that is I have had multiple problems...
The buildings are pretty old I think, and my roof started leaking after the first hard rain. It took a LONG time to get it fixed. It stopped leaking but I'm not even sure if they did anything to fix it. Their solution was to give me tarps to put over my bedroom when it rained to protect my bed and floor. Although, the maintenance person was helpful yet again in that they would check in on my place if I was out of town and it rained. The lady in the office said other people's roofs had been leaking too but that the main owner was draggin his feet on fixing all the roofs.
Also the power went out here and stayed out for several days after a hard rain... when everywhere else in Atlanta had restored power very quickly or never even lost power. Somehow my electric bill was still higher than the month before...
Also one time a water pipe broke and we didn't have any water for several days. That was a huge pain and I had to shower at the gym and bring in bottled tap water from school just to drink and brush my teeth.
Another bad thing is it is a small community and they are closed Sundays, so youre own your own if you need anything.
However, the office personnel (it's only one or two people) are pretty helpful I would say. They tend to take care of things or at least promptly act on concerns you bring up. One apartment did get broken into recently but they at least sent out a letter notifying everyone and gave tips how to protect yourself.
About insects, there is an ant problem in the hot months(these tiny little ants) but they spray every friday and it keeps them in check (at least for me cause im on the top floor). I've only seen one roach in my apt in the 8 months ive been here, and that kind of shocked me cause I never had them before or since I saw that one.
Overall, its great for the price. If I had more money I would probably move to midtown just to be closer to the bar scene, but then again I am a college student. If you are looking for a roomy one bedroom you will not beat this price anywhere in the metro atlanta area (not counting complete dives).
