Been living here for nine months so far.

Pros:
Right next to 75, very convenient location.
Quiet and generally safe, except for break-ins to cars in the parking lot. Don't have a nice car so don't have to worry about that.
Generally pretty chill about rules and regulations.
The pool area is really nice and people there are laid back.
Every month or so they throw a little community get together with free food and drinks.
Decent affordability for the location.
No pest problems, worst we've had is a couple of ants, and we're on the first floor.
Nice neighbors, good atmosphere.
Pretty good maintenance, no issues there, well kept property.
Good vicinity to everything you need, i.e., post office, grocery stores, hospital, dry cleaning, other shops, etc.

Cons:
Tired of dealing with the property manager. They had a one-month free special going on when we moved in. Sandra, or "Blinky" as we like to call her (you will see why), tried to scam us out of that, but that was fixed with a quick change to the contract. Impossible to deal with. If you have any issues, Shantei is the one you want to talk to. She's nice and professional.
The gate is often broken because either a) people can't get it to work or b) it simply doesn't work. It's usually laying in pieces by the entrance.
There have been some break-ins to cars in the lot. One former resident had to move because his (open-top) jeep was broken into three times. Security has been hired but I doubt it's working; they don't stay all night.
The trash in the back of the complex is not picked up often enough, it's often overflowing with junk.

Overall, decent, but I will not renew my contract and would not recommend this place mainly because the manager (a.k.a. "Blinky") is such a ****ing **** and a pain in the *** to deal with.
