It's fine for the money and you get what you pay for...

I lived there for 35 months. There is truth to every review I read so far. Keep in mind though the cost is low and you live one exit from Midtown/Atlantic Station. If you don't want to pay a lot, you will have to make sacrifices.

Cons:
-Outsourced water company with erratic rates. Very true, and that can be a problem.
-Rent is cheap, so you don't have doctors and lawyers living there. Your neighbors are not from Beverly Hills, they are regular folks, students, with lower to middle class incomes. There are a few "sketchy" folks (and their friends) there because of the low rent. Just steer clear of them.
-Car security is poor, period. As the police told me, "Don't leave anything valuable in your car, and don't lock your doors so your don't get a broken window or lock." Seriously, why on Earth are people leaving their iPods and notebooks in a car anyway' Renters ($100-140 a year) and car insurance covers theft. It's worth getting.
-Parking' It's a small property and the lot always has spaces in the back. The walk is not far at all. The only people who should complain are the ones who are not comfortable parking in the back and walking alone to their door. I side with a lot of women on this situation.
-Ants. True, but if you don't leave food lying around and keep your place clean, they should not be a problem.
-Noise from the road. Depends on the apartment location. If you are on the highway or on Northside Dr, what do you expect' Complaining about the weather is pretty pointless, too.
-Noise from neighbors. True, the walls are thin and some people are just not courteous. This is an age old apartment problem. You are getting what you pay for.
-The gate is a silly thing because of how many people plow through it and break it (at least once a month). It doesn't really stop anyone from coming in. Unfortunately, a lot of people who live there demand it out of false sense of security and the property management has to continuously replace it.
-The dumpsters in the back. The biggest problem with those and the piles of garbage is that someone either throws an entire sofa or cardboard boxes that have not been broken down, and they fill up the dumpsters. A lot of people are also too lazy to actually throw their garbage bags into the dumpsters, which is bizzare since they bring them back there and then just leave them on the side. Weird and lazy.

Pros:
-Rent is cheap for this part of town. You are getting what you pay for.
-The pool is not bad, and the people who actually use it are nice.
-The property management team are really nice people and very helpful. Maintenance is very, very, very courteous and helpful. The main manager has had several complaints on this site, though she treated me pretty well. She is a reflection of the property itself. Over all good, but there are issues and you as a renter have to decide if the place is good for you. You are getting what you pay for, so don't expect 5 star service. Keep in mind that if you go into the office raising hell or making demands like you are paying for a condo in Buckhead, you will get a complementary response back. If you get on her good side, great! If you get on her bad side, what do you expect' Just be nice when you go to the office, even if you are PO'ed.
-Location=Fantastic!!
-Several get together's paid for by Fernwood, which people didn't go to often enough. I never understood that.
-Lots of stores and malls within walking distance.
-The neighborhood around it is very nice.
-Most of the renters are pretty nice, decent people. Just like everything else in life, there are a few exceptions.

As far as the month to month contract issues I read about, I signed a one year each year. Unless you have unusual circumstances, you should always sign a one year contract. It is just smarter and more economical. Moving several times a year is very costly and it just doesn't make sense in multiple ways, unless it is job related and company funded.

Once again, you get what you pay for. If you want 5 stars, spend the money and rent in Buckhead, or spend the same money and live 20-30 miles from downtown in the distant suburbs.
