3 yr stay all the good is true as well as the bad

I moved into FH in 2004 under the Pinnacle Management group. Like mentioned the property will offer great move-in specials and increase rent annually. My $855 market price garden apt. was given 3 month concession making first year rent $560. Then 605, then 655 for the 3 years I lived there.
PROS: Every maintanence request I ever had they came and fixed, except one: Door frame trim molding was broken near hotel styled manual security latch and was nailed back up& repainted, possibly from break-in but it wasn't broken near the deadbolt, so the door wasn't locked at the time it may have been "kicked-in."(Was told it wasn't bad enough to replace the entire trim and repaint) go figure.
Ample parking (well lit and some buildings have front and rear parking so you can keep eye on your vehicle), covered mailboxes/drops, community compactor is convenient but thankfully not near any building only by leasing office and one buildings parking lot. Ext. lighting very sufficient couple went dead while I was there but were fixed in less htan 2 days. They don't allow cars that won't run to stay on the property taking up parking and lookin unsightly. They allow sat. dishes.
Many trees provides plenty of privacy, 1br gardens not on the bottom floor have kitchen windows. PLENTY OF STORAGE SPACE IN THE GARDEN (BIG CLOSETS)! Some of the apartment have been having the A/C replaced with brand new as the old models stop working.
I put a hole the size of basketball in my ceiling (fixed). Bathroom faucet leaked(replaced). Front door leaked heat first winter (replaced door sill & and replaced weather stripping on door & frame). Shower knobs became loose and one came off (tightened the knobs). Maintance crew on site (some are residents) and contractors for bigger jobs like the hole in my ceiling and the sliding doors.
Cleared the grounds using outside landscaping co. 1-3 times a month depending on the season. Even pressure washed the carpet on my outside front walkway once.
Best pool I've ever seen in a apt complex. Complete with "rock" slide.
Building arrangement is sectioned off with three different streets and cul-de-sac which make the area very private, despite the fact that there are other condos and apts very nearby.
Older gas stove and dishwasher but both worked very well. W/D connex in unit or you can use the laundry at the leasing office. Nice tennis court 4-5 court even a single player wall in the middle of one.
Carpet cleaning complimentary with lease renewal. Well for my two renewals dont know if new mgmt still offers since I'm relocating I won't know.
$25 montly cap on water bills for single occ. Used all the water I wanted for shower and washing machine (in-unit connections, I supplied my own washer/dryer)
One of the best things about the place is the Private entrances(condiminum stlye), no hallways, no stairwells, just a patio, or walkway to your door only. Probably only run into one, two neighbors max unless you tried to.
CONS: The area really is "foresty" and comes with all the nature included. Not necessarily a con if you like the kind of thing like me. however:
Did have a mouse one winter but I caught him with a trap. Lots a spider, not an infestation, I was never bitten or bothered. But you will get webs in the corners of rooms if you are slovenly. And frequently house centipede will frequent the place (the really fast one with many legs) because they hunt spiders at night. Neither of those were ever a treat or bothersome to me, mostly becuase I'm a clean person and keep a clean place. Raccoons, possums, small lizards and plenty of yellow jackets are in the area, I've seen them & never had an issue because of them. Some lazier residents leave their trash bags outside the door overnight and the wildlife will smell it, find it and have their way with it.
The apartment fires happened before I moved in 2004 and occured streets away from where I stayed. They are wood frame building so a fire would make them go up pretty quickly. Also why they don't allow bar-b-q's near the buildings. Two firestations and a police station are all less than 1 mile away though!
A friend, my referee, had his apt brokin into once crowbarred front door, not much was stolen. CCPD reported a string of vinings robberies that fall 05 for about two weeks. Other than that no crime that I've seen or heard of. No gunshots, no loud environment an not many kids arounds i.e. no 3 BR apts! If in a building close to the leasing office side you probably will hear the train horn as it passes through vinings village. And mid day occassional fighter jet can be heard if you are outside or its quiet (Dobbins AFB landings circle 75N-285 junction any apt in the zip code will hear it)
Because of the hills and the older construction some of the building are falling over. This is probably my biggest con b/c: because of this the sunrooms on my building all had problems with the sliding doors. The frames were slanting and the door weren't. There were gaps in my sunroom which caused heat leaks but others inmy building had to have the entire frame rebuilt and the doors all replaced. Some floor boards were loose under the carpet, where building is snapping in two, not noticably unless you hear the plank move when u step on it. Some walls or ceilings in the building have small fissures in the plaster b/c of splitting in two. But I don't own the place and they fix everything else so when it becomes a big enough prob they will have to tend to it. Windows could stand replacing to reduce the energy bills. Summer not bad but winter heat bills were a beast (100-250) but they switched to Catalyst energy for the gas no more GAnaturalgas (much lower rates 06-07 winter). Some noise is audible from other apt. Especially sex from BR to BR. I used to get noise complains that my subwoofer would shake the "entire building". Maybe exaggerated but I'm sure they heard me.
UNDER NEW MGMT: They since have stopped replacing resident's fire extinguisher's (used to be annually), stopped hosting pool parties and summer bar-b-q (missed b/c no in-use bar-b-q allowed within certain ft of building). Much of the initial community feel I used to like is gone. New mgmt but mostly same staff i.e. promotions. But not the same smiles and delight when you walk into the office. They remember names and I've never been talked to rudely. Always with respect and appreciation for my money. Renewal request always came as mentioned with rqr'd increases.
Overall I had a great experience and don't know of anywhere in ATL that had 879 sq ft apt's for 560-655/month for first three yrs. But neither am I blind ot the fact the complex isn't what it used to be. New mgmt is cutting back to essentials, nothing that wasnt extra in my eyes has been cut back but I missed the extra's. If you moved in now you wouldn't notice though...except I told u :) The place is convenient to everything and residents are quality lot of college graduates and a few NORMAL college students. I would recommend the place still but not without sharing with you what I experienced.
