Bought my place in the H building this fall (that's the first of the six buildings that has converted to condos), moved in in early November. I have no idea what all these complainers are whining about. The Aderhold Properties management are competent, responsive people (don't know about the renters' leasing office -- they may be different.) If you actually try to be civil and take a little time to introduce yourself to the management, the maintenance people and your neighbors (a $20 to a handyman and a bottle of wine to your neighbors go a long way), you shouldn't have any problems. My neighbors are great -- I've already met most of them. Four guys who bought in the H building are professional architects, btw. I've met two of them so far -- one of them is my neighbor, and his firm actually helped design the H building itself. That should tell you something about the quality of construction, if professional architects find it worthy of their mortgage dollars. The developer's son lives in the H buliding, too, from what I heard (haven't met him yet.)
No roof leaks in my place (I'm on the top floor), noisy neighbors or dog poop in the hallways. Clean, bright, unique building with lots of character that mostly attracts young, open-minded people of creative professions -- at least, in my experience so far. (One of my neighbors actually moved back to Atlanta from DC just to live in this building). All my friends love my loft, the building and the entire property. (I should say, though, that the reactions from my suburban friends have generally been more subdued than those of my urban mates. That probably partially explains why the opinions on this board are so divided about the Stacks.)
The neighborhood is great, too: you've got Carroll St. with all its bars right outside you back gate. The buying process was smooth; I have no complaints. Price per square foot, it's probably the best value in town -- and I looked hard for 2 months before I signed the contract here, wore out my agent. That's probably why of the 160 units at least 120 have already been sold (in just 7 months, since May 2006), and they continue to sell fast.
Bottom line, if you like the plasticky, artificial neatness of suburbia, this is not a place for you. But if you like to be among real, liberal-minded, unpretentious people, I would recommend The Stacks highly.
Oh, and a quick PS -- As for the recent parking problems on the property, they are bulding a 2-storey parking deck, which should take about 5 months, and about 30% of the former parking area is closed off. That still leaves enough parking, it's just a little harder to find. Before they started the construction, in the H Building I got AT LEAST FOUR REMINDERS about the project, and way in advance: a note in my door, flyers in the elevator, even a note under my car's front wiper a day or two before they started towing cars. So unless you were away for the entire month of December, you just weren't paying attention to the alerts.

Where do I begin? Maybe it's paradise over in the owner's building, but most of us at FCM do not live there. I am educated, polite, and always slip maintence an extra twenty. My mother taught me that one catches more flies with honey than with vinegar. This hasn't helped one bit. My roof has leaked for over two years, and I frequently deal with the many problems that have been listed on this site. As for the many notices about the parking deck, they did not begin until the afternoon of December 21st, after many people had already left for the holidays. Don't tell me they just threw this parking deck together at the last minute and couldn't alert us earlier. FYI--I don't want to live in the "plasticky" suburbs. Don't assume I'm some kind of moronic whiner. I wanted to live here. I love my unit. I refuse, however, to be treated like a second-class citizen by the greedy and incompetent leasing staff. And as for the parking deck, do you know what you'll be paying for a space? A Coldwell Banker source told me $15,000. Good luck, buddy...
