First off, to all who say the neighborhood sucks, uh its not like they just built the Pink Pony yesterday. You knew it was here before you signed the lease. Also, they don't call it El Highway De Buford for nothing. But all in all the Pony, Club Miami, Dunkin Donuts, the cultural locale...none of this filters into anything bad about the complex.
What sucks here is the management. I've lived here for three years in a number of different units. If you get a great unit and you don't have to deal with management for any reason other than picking up a package then you're fine.
Now there are some good things, they've put elipticals in the gym, the landscaping is refreshed more often and uhm yeah ok that's about all that's good and I don't know about you but I dont sit and look at the flowers all day.
The management has this blatant apathy towards any of your needs. They treat you like you're lucky to be living here as opposed to them being fortunate that you're giving them so much money each month. There's also been a lot of cost cutting and more rent increasing. They refuse to replace carpets before you move in even though they clearly smell like cat piss (happened to me), if they do replace it you're lucky if you get new padding with it (happened to my friend who recently moved out). And if something does get fixed its done as cheaply and quickly as possible. Example. I had ants in the wall, so logically, they sprayed the floor. I had to go into the wall myself to take care of the problem. Under Lincoln, the roof leaked once, water spot on the wall, they had it primed and repainted in 2 days and the roof fixed as soon as it was dry enough to work on. In another apartment here under Lincoln, AC unit was completely messed up. They came back 7 times to fix it before they replaced it but at least the effort was there and they didnt treat you like you broke it. (Several times they even showed up well after leasing office hours..Gables would probably just say "we'll get to it tommorow morning").
I used to think the rent was great! But Gables is increasing the rent so much across the board that its just not justified. Lastly, if you had an apartment with a view or underground parking....you were just fortunate. Gables of course put a price on good fortune, which by the way has messed up parking because there are fewer available spaces outside because everyone is avoiding a tow.
For their age, the units have held up ok. Having a garden tub is nice. And the convenience to all the highways for the price you pay is kinda good. A lot of people have complained fo thin walls. In the other units I never had that problem. But in the unit I am in now, I can hear when the lady upstairs opens her refrigerator and she weighs even less than I do so its got to be the weak structure of the building.
I dont know how to close this rant other than to say if you're only looking to be here for a year or two you can take your chances on this place and hope to get a clean unit preferably on the top floor but I would only do so if they gave you a GREAT rate.

Whatever, Buy a dam house then Apparently it cant be that bad or you wouldn't keep transfering from apt to apt. So stop bitching and being so CHEAP. If you want luxury go to buckhead and pay twice as much Blah Blah Blah
