My Gables Complaints

Before I moved into my apartment, I wanted a unit with NO fireplace (because I have a good amount of living room funiture/large tv set) and was told that the unit that I was getting would not have one. I verified with them a few times that mine for sure did NOT have a fireplace, but the day of the move-in - behold...a huge fireplace that takes up a huge portion of the wall, leaving no space for my large tv. Next to the fireplace there is a small area for a TV with a cable hookup, but it's at an awkward angle and position to put a tv in the first place...
ALSO, since I'm on the subject of television... if you want cable, make sure you can face the southern skies because if not you will be stuck with basic analog cable from DIRECPATH which is the worst. They do not provide their "directpath with directv cable" in this area. But if your apartment DOES face the southern skies, you will be fine. You have a choice between sucky direcpath basic cable, dish network, or directv satellite...Comcast does not provide service in this area (30329)unfortunately...
The walls were not freshly painted when I moved in either, there were black marks on EVERY wall which the girl at the office supposedly "put in an order" to have someone touch up the paint, but no one ever came to do that, and by then it had been a few weeks and I wasn't going to fuss, it wasn't worth the hassle of moving my furniture around just for that...the walls are also very thin, so hanging things can be tricky and before long you have got yourself a nice little hole going if you don't find the right spot to hang something...
BEFORE I FORGET: The bedrooms do NOT have light fixtures...you have to buy your own and install them yourself... unless the person before you who rented left their old ones in it...
The air conditioning has went out twice this summer... and even though they have a "24 hour response" guarentee or you get a day credited, it just means they have to aknowledge that you called within 24/hrs and even then, in this HOT summer weather, 24 hours is 24 hours way too long to go with NO air conditioning...They actually went over the 24/hr response time, but said they would only credit a FEW hours... so that made me angry, especially since it was like torture without any AC...
Everything else with the apartment itself has been pretty good, except for the shower goes cold pretty fast, but that may be an issue with the water heater...
As far as the apartment COMPLEX, these are my thoughts: The gate arms are broke all the time, either there are no arms on it, or its half broke off...this is seriously something that happens 4-5 times a week, which I'm sure any other resident will vouch for...sometimes the gate is just OPEN for no reason and that allows for just anyone to drive on through...NOT safe.
The noise level for me is good, I have never heard my next door neighbors through the walls or anything, but I am also on the 3rd floor, so I don't know if the floors below hear ceiling noise or not.
The other tenants around me seem nice and normal. Everyone sort of keeps to themselves. The age range is mid 20's to mid 30's...but I have seem some older people, as well as young families....sometimes people with loud music drive through the complex, but that's to be expected...It seems pretty safe to me!
The cardio machines in the gym, are a little dated, as well as the weight machines... so if you like to go to the gym, I'd suggest getting a membership at a real gym.
I would give this apartment complex a 3/5...it's average, but a lot nicer than others that I've looked at in this area. I give the apartment itself, a 4/5...it's clean, up-to-date with the crown molding, and kitchen countertops...it's very pretty...other than the cheap paint they use!

They have outside units now, but they seem to break down often! And I checked with Comcast cable and they said they don't service THIS complex so the contract they have with Direcpath might have banned other basic cable options? Who knows. All I know is that it's crappy service!

Good Review. First let me say that I am a former resident and I think that I can help clear some things up. With that being said, it seems like not too much has changed around there. They should've let you know that all top floor apartments have fireplaces. My old roomie and I had that same issue - we wanted to be on the top floor (for vaulted ceilings!) but didn't want to deal with the awkwardness of fitting the TV. I don't know who designed those units but having a TV off to the side sucks. You have to put the TV on an angle and then it takes up more space and you can see the back of the tv with all the cables. Also, Comcast does service this area. I now live in another apartment complex near there in the 30329 area code and Comcast does service my complex. The deal with the crappy company that services Gables Lenox Hills is that before Gables purchased it, it was a Lincoln Property. Lincoln contracted with that Direcpath for a certain number of years and Gables has to honor it for some reason. When I lived there we also decided to go with the DirecTV option. Please don't let them fool you into thinking that Comcast does not service there.
The problem with the AC units is that they are cheap. We had similar problems all summer long. What happens is the AC unit (Which is over the bathtub for some reason) freezes. You have to turn of the AC completely and they have to come over and open up the panel and let it melt and drain into the bathtub. This is an on going issue so expect this to continue happening as long as you are running your AC. I am surprised that Gables hasn't replaced the AC units yet.
I moved out of the complex shortly after Gables took over. They did do some nice things when they took over, like replacing the exercise equipment you mentioned, but other than that things pretty much went downhill.
