Should I rent an apartment here'

Hello,
I am relocating to Atlanta soon. Currently I am in the process of searching a good apartment complex for me and my family. My focal point in the apartment search is good schooling for my children who go to elementary school. I am searching for a 3 bedroom single level apartment or townhome in an apartment complex which is safe, with decent amenities, bug free, good maintenance, no hidden fees, etc. This place is among my top choice. However, with such disparate views from the residents of this apartment community I am really confused. I seek feedback from my would-be fellow neighbors. Please advice whether I should rent an apartment here'

I'm really glad you made an intelligent decision to ask before you sign that lease. Let me give it to you first hand as someone who used to live there since the community was built, but left 2 years ago. Ever watch one of those movies where a hotel looks absolutely stunning on the outside but once you actually check in, you realize the "inside" is something you only learn about once you're already there? Well, that's EXACTLY what Gables Metropolitan is. This place when it was built was absolutely hands down the nicest apartment complex in the Dunwoody area. About 2 years into it opening, Gables corporate must have done something to anger the initial property management, because ever since those first few years, unimaginable things happened that cause me to move. First, maintenance was found in apartments that didn't even have a maintenance request, mine being one of them. While most apartment complexes have a strict policy about maintenance leaving tags in the unit to let the tenant know they were there to do a work order, EVEN WHEN you DID call them for a work order, maintenence NEVER left any paper work to show they were there. Why? I've come home to bank statements not where I left them, then my mail box got broken into when SOMEONE knew the EXACT envelope of my paycheck. It was the only one that was tampered with. So how did anyone know the EXACT date when my paychecks get sent? Car windows get smashed regularly, they've pretty much let the "hood" move into the place, because all they care about is getting tenants, they say they still background check everybody that signs a lease, but you should see what type of people end up being your neighbors once you've moved in. Your wheels and car are always lusted after, and you really don't know who's worse, your shady neighbors, or the leasing staff who cares nothing about you AFTER they made their commission on your lease. TRUST me, I have so many MORE bad memories of that place, that I can't even fit them all on here. You're right about this part of Atlanta, it IS VERY upscale and generally safe, Gables Metro is just a cancel cell in what is a generally healthy environment. Any I can't say too many other good things about the neighboring apartments around the area, because DeKalb County Police always talks about how the criminals prey on Dunwoody Apartments because they know most people have money here. My suggestion, when you're looking at which place to sign a lease with, look around the property for all the security vulnerabilities. Like how many or how little security cameras do they have on property? What is gate card or keypad secured around the property and what isn't? For me? I ended up moving right down the street to Amli at Perimete Place aparments, where it's not only luxurious and the peopole who live here are all NORMAL, BUT, you are TOTALLY secure here. Come see it and you'll see what I mean. Security gaurd patrolling, cameras in every level of the parking decks, can't get to any floor via the elevators without an access card, and can't even get into the interior hallways from the outside parking decks without an access card. There are a lot of families living here, but as a young single person myself, there's just a lot of good people here. and NO I do NOT work for them. I've lived in Dunwoody for 18 years, I know everywhere here inside and out. Trust me for real. Whatever you do, DO NOT put your kids' risk at Gables Metro, it's turned into thug central with a resort type look...

Hi would-be fellow neighbor, My husband & I currently live here and have been here 3 years. We are quite happy here, I have to say we have not really had any of the problems that others have had here. I find that the staff are nice enough, I only see them to pick up packages or to ask for a maintenance request. In the last three years I have asked for maintenance four times each time they have been there the same day. One request (the air con) they had to come back the next day to complete, as it was frozen. And as for maintenance being found in apartments that did not have a maintenance request.I can not say about others, but I am home most of the day and have never found them coming unannounced. cockroaches: I have to say I was quite impressed with Gables when I moved in as I almost never saw a cockroach. Were as my friend living at an apartment complex round the corner seemed to have many of them living around her front door. But in the last 3 years I have started to notices more of them, the ones I have seen all being dead and still I lot less then I saw at my friends Apartment. In the three years here I have only ever seen two IN my apartment. Electricity, depending on which part of Gables you move into (If you did) will decided if you are paying for just the electricity you use (own meter) or you are paying a shared bill with your neighbor. After moving with in Gables I now find myself on the shared bill, which is quite annoying if you are the kind of person that like to save Electricity. So ask which one you would be on before hand.I belive someone on here mentioned something about Direct TV too, you may what to look that up also. Car park: Yes the security is not as good as the one the lady above mentioned, but it seem ok I hear every now and then of a car being broken into but I could not say if it was more or less then the other Apartment complexes around here. And Gables does have security driving around at night. Neighborhood: I love the neighborhood if I want to go to the Mall or eat out, everything is so close and as someone who got mugged in down town Atlanta, I have no problems walking around at night on my own in Dunwoody. Schools: I am sorry I do not have children so can not help you there. I would also say, If moving here to look at an apartment not on the ground floor. They do like to keep the grounds clean but by doing the they come around with there leaf blowers and on the ground floor they can sound quite loud. Amenities: The gym is really the only thing I use, I have found it to be clean quiet and in working order. I hope that helps.

Don't do it. Don't walk but run away. This place is crap. Too many other better choices in dunwoody. I just moved out out of that h*ll hole. Thank God. I was there since they open the new phase III. 2 years too d*mn long. Ok over this time span this is all I have had to deal with Let see cracks across ceiling. Water Pipes brusting. Mold , Maintenance entering apartment without notice, break ins, no hot/warm water, no working heat, fire alarms going off in the wee hours of the morning for hours and hours, Staff not responding to problem requests when you do have them. This is by all far the worst place I have stayed in. I would have had better service from a apartment in the hood. LOL

I was considering leasing an apartment in Phase 3 here. Is it the same as other two phases - regarding security, noise etc? I realize the management is the same, but just wondering if it's worth renting in phase 3 vs phases 1 or 2.
