This place sucks, from the "dog park" to the management. It's seriuosly run by zombies that have zero common sense or morality. There are plenty of other places to rent from, trust me on that. Do not make the mistake of renting from these losers! Here is a short list of problems, I'm not going to ramble because I don't have time for these jerks. I'm just trying to help honest, hardworking people from falling for their shtick:
1. The maintenence of the area sucks. Dog crap everywhere, and they are supposed to replace the trash bags for the dog waste recepticles. They do that about once a month. Ummm gross!!
2. They are really shady about billing you. They don't really make you aware of all the ins and outs of your lease. A lease lasts a year, yet they seem to think it is prudent to put a clause in there stating that if you don't tell them you're moving out 60 days in advance, they charge you an additional months rent. That is the point of a lease, retards- it lasts 1 year. It should be my choice whether I renew it or not.
3. If you have a dog, don't pay the $500 fee. They will charge you for cleaning when you leave regardless, and have no way of knowing if you have a dog or not. This $500 fee was supposed to cover any problems with the apartment when I left, but I still got a $250 cleaning charge. Oh, and they charged me for blinds that were broken when I moved in.
4. Overall, just not a nice place to live. These people are out to get your money, and do not care if you are happy there or not. I could go on and on, but you get the point.
Try Post Apartments. I have heard they are better!!

We live in phase 1 and we like it very much. it's very nice and quite here, and I can't complain about neither condition of my apartment nor my neighbors. I referred my fiends and they moved to phase 3. I've heard from them that a lot of young people live there and they've had some noise issues over there, but they still like their apartment. Our apartment is facing a courtyard and we never had any noise complains. We never had any problems with the management either. Dog poo bothers me too because I always pick up after mine and I've told one girl once to clean up after her dog and she gave an attitude and told me that it was the management's job to clean it. That made me really angry but there was not much I could do about it. I know they have a special person who comes every once in a while to clean the poo but it does not free the dog owners from the responsibility of picking up after their pets! We looked at this website before making our decision as well and despite some complaints we still decided to give it a try because they offered us some kind of 30 days satisfaction program........I don't know if it helps?

I was considering leasing an apartment in Phase 3 here. Is it the same as other two phases - regarding security, noise etc? I realize the management is the same, but just wondering if it's worth renting in phase 3 vs phases 1 or 2.

I am in the business (I don't work for Gables, so I am not defending them). I would like to clear up some things that people say on these venting websites. First of all, if you have ever been to a really nice hotel that you really loved, go look it up at Trip Advisor.com. There will be plenty of people that have nasty things to say about it. I'd like to respond to your posting though.
#1-Dog Poo. There are not any apartments in Georgia that have a service or has maintenance pick up dog poop. This is the responsibility of the residents. Blame your neighbors, not management. Actually, the only place you don't have this problem would be at a community that doesn't allow pets at all. I have worked at 8 different communities in Atlanta. This is a reoccuring problem everywhere.
#2 Almost every property management company makes you do a 60 day notice. (Post Properties, Gables, First Communities, Amli, Williams the list goes on) It is not management's job to make you aware of this-it's yours dumb dumb-you should read what you sign. The reason you have to give notice is to give management a fair shake at releasing your apartment. If you are unaware of this practice, it is either A)because this is your first time renting B) your first time renting since 1989 C) you didn't read your contract
#3)It doesn't take a genius to figure out if you had a dog in your apartment. Carpet is #1 giveaway and smell. (Your neighbors do tell on you and management is not completely oblivious )Also, people usually get there pet deposit back if they were responsible pet owners and didn't let their dog relieve itself in their apartment, housetrain a puppy in their apartment or let their dog tear up their apartment. My guess, you were not a responsible pet owner and this is why you are complaining. You do know that property management companies have to take pictures of damage when you move out for proof, so obviously they had a legitimate claim and you do not. This is why you are complaining on a message board and not to a court. Also, I bet you were given a move-in inspection when you first moved in to write down that your blinds were broken, so that you were not charged for them when you moved out and either A)you were too lazy to turn your move-in inspection back in or B) you broke them.

You see we have some people help keep one apartment up by keeping it clean. My question to the Gables and why do you have inspection once a month after a person moving into your apartment? You see I have a big problem with that part. Then you make a person pay for rental insurance that is the person choice to so or not to so!! This is Gables N. Druid Hill after on to Buford Hwy on the left side of the Road. I still want know why Gables have a inspection of a person apartment once a month..? How do the Law look at this one because you are rental it out to someone and I would not want you to come into my apartment to check it out one a month because I am payment to live in that apartment!!

I gotta agree with the negativity of this place. I moved in May of 2009 and I've had nothing but issues since being here. You have incompetent staff members including the idiot manager, Stacy Wheeler all the way up to and including maintenance. I've had bug issues, mold/mildew issues, noise issues and A/C issues. They don't address the issues within 48 hours as they're supposed to and talking about fixing things? HA! I've had to do things myself after they've tried multiple times in a row. That's b/s. For the amount of rent they charge, I never though these issues would be as prevalent as a cheaper place that could careless. All in all, one needs to make a decision on where they want to move but be sure to try and do as much as you can prior to signing your lease. If worse comes to worse you will at least be able to transfer to another Gables property (for a small fee and hopefully cheaper rent) if need be. Of course for me, I have kids and they must remain in the same school. Btw, I reside in Phase 2.
