I read the reviews on this site before moving to Atlanta for grad school at Emory, and was very taken aback by all of the negative reviews. So when I visited various apartment complexes during my apartment search, Gables clearly seemed to be the best of the bunch, but I was concerned mainly about noise issues and other complaints on this site. Yet, weighing all of the factors, I decided to go for a top floor apartment and hope that the reviews were inaccurate. Before I get attacked for the positive remarks I offer, let me say I AM NOT a management person. As a matter of fact, I find it ironic that on the one hand, the Gables management is horrible, yet they'd spend their spare time on ratings websites, writing stellar reviews to get people to come to Gables Rock Springs. Seems like they wouldn't have much of a stake in it. Plus, if you really doubt it, I'm willing to correspond via email or anything with prospective tenants who want real insight. I challenge others to do the same. Now, on to the review:
I've been here since August 2007 in a top floor apartment. I live alone and am very low-key: I'm a student but I don't party, I hardly have people over, and don't play loud music, etc. I will concede, at night time, I can sometimes hear my neighbor snoring if it's quiet and I'm really paying attention. Also, I've heard the vacuum cleaner but it's a very distant sound. And maybe once or twice I've heard my neighbor conversing--I can't make out his words but I can hear unintelligible conversation. It could just be that I got lucky and have very quiet neighbors, but noise has absolutely not been an issue. I chose a top floor apt for noise reasons, so I can't say how it'd be living on a lower floor.
So, while I can't really attest to the noise thing completely, the only other thing i would agree with people here is that there are some people who think they're in the Indy 500 and drive really recklessly in the parking lot/deck. My general floor/area is quiet and I haven't been troubled by any Emory students partying.
Other than that, I love this complex. It is new, clean, has wonderful facilities and is in a great location. I also can't really speak to safety. The apartment isn't gated but the area seems to be pretty safe. I know there was recently a mini-crime spree at another apartment complex about 2 miles away (where a lot of Emory students live) despite the fact that they have a gate. So, from what i hear, it's atlanta and crime happens (which doesn't excuse anything and actually really annoys me...because this appears to be a very safe area). Regardless, I haven't heard of any incidents other than having received two notices since i moved here about "car break-ins in the vicinity." All-in-all, I would definitely recommend Gables, especially if you're going to live on the top floor. You'd have to ask somebody else about how the noise situation is on the lower levels.
Addendum:
I noticed I spent 75% of my review addressing the criticisms of other reviewers, so here's some additional info for serious prospective renters:
Management: they've been responsive to my needs every time I put in a request. Perhaps they don't go above and beyond to really cater to my needs but they do their job...they put in my maintenence requests and what not. There also has been a pretty high turnover. I see new faces almost every time I go in.
Maintenance: They come pretty quickly and do their job. I had an issue with my AC/heating, unit, though. They were unable to fix it but I didn't really persist in trying to get it fixed.
Facilities: I haven't really used the gym except the one next to the leasing office a few times. It seems pretty nice. If you're a major work-out freak, perhaps it won't meet your standards, but it's got cardio stuff and then some other stuff on the lower floor. Pools also look really nice.
General appearance of the apartments from outside and inside are amazing. Very nice fixtures, extremely spacious, and I've just been very happy here in general. Living space is key for me, and it's been good...so far.

I have no doubt this reviewer is completely sincere, and that his impressions are accurate. I think it's crucial to point out a very important point: the reviewer lives on the TOP FLOOR. The primary problem with Gables Rock Springs (and the reason I found my stay there intolerable) is the poor/absent insulation between floors. I too rarely heard my neighbors to the side as they were professional and courteous. But the every day living noises from above were simply indescribable. I felt as though I lived in a construction zone. My life was seriously and detrimentally affected by living in an atmosphere of constant disruption and noise. And I can report that my neighbors all, without a single exception, reported similar experiences. There was not one of us who didn't look forward to the end of our leases. Life at Gables Rock Springs was miserable.
Now, all that withstanding, if you are wise enough to live in a top floor unit, you will likely avoid most of the misery I've just described. It is a lovely complex and the location is great. But if you live in an interior unit you WILL be sorry.

I agree 100% - the noise is HORRIBLE, unless you are on the top floor. And what's more, the people on the top floor are completely oblivious to the noise they make, and how it affects the people below. I just moved in, and am already miserable with my insincere, loud as hell neighbors above.

Yes, we have to hear everything the "top floor" does..we can even hear them drop the toilet seat and flush,,,running-must be a kid & there has to be a dog-barks a lot. I can tell you when they vacuum, what radio station they are listening to, and lifting weights-drops them when done. We get notes on the door about break-ins and cars stolen, but management says they are not liable for our safety...isn't this PRIVATE PROPERTY??? cameras in the parking deck would be nice, they could use all the rent $$$ that we pay. And maybe it would show who hit my car bumper...had to be a neighbor. I'm thinking the drunks at the end of the hall that let the dog pee & leave it....
