First off, many of these harsh reviews say true things: the roaches are a problem, the maintenance is overloaded and slow if you don't pester them multiple times a day, the office people aren't very hospitable. There are some keys to getting along in these apartments. Get over your fear of roaches, most of them are tiny. Put up some roach traps and keep a can of RAID handy. Be nice to the office people. Being a little cordial and paying your rent on time can go a long way with them. Keep your blinds closed when your lights are on at night: only the people whose fancy TV's they can see get their apartments broken into. The crime is far better at Hartford Place than the apartments across the street, possibly because these apartments are far from swanky and apparently therefore less desirable to criminals. Many of the laundry room's washing machines and dryers are often broken, but if you've lived here for more than 6 months, you learn which ones usually work and which ones don't.

I don't trash this apartment complex because in a certain situation, these apartments can be exactly what you want. If you are a Georgia Tech student who got married or has a family, this may be a complex you would like to consider. You probably want something very close to campus, relatively low crime (recent violent crime is currently focused around 10th Street, as you are probably aware), where you can afford your own 1-bedroom apartment instead of sharing a house. In this complex, there are lots of young married couples and lots of young children. The rent for a 1-bedroom for a student is currently $609 per month with a 12-month lease, but it sometimes gets slightly cheaper during sales. This place can do a year-long, 6- or 9-month, or monthly lease, so you can pay only until the month you graduate. I've lived here for some time, so I speak from plenty of experience. Know the rules about notifying them 60 days before you move, be prepared for a mid-summer pool opening, and good luck! Also, get a top-floor apartment. You'll find out why later.
