They are NOT "defining luxury" at ICON

The location is the only thing that salvages this poorly-constructed and cheaply maintained apartment community. By no stretch of the imagination is the property worthy of the pricey rent.

When you call ICON's leasing office, they answer by saying something like: "We define urban luxury here at ICON. How can I help you'" ... If they're trying to define urban luxury, they need to revisit the dictionary. What they're defining - based on the dog feces in the hallways and rampant crime throughout the property - is squaller.

Both the property management AND the builder are to blame for this residential disaster.

The builder, frankly, should be ashamed. What could have been a comfortable, convenient, long-term residence option for downtown professionals is a hollow, crime-ridden cracker box at best. ....Did they insulate anything'' Any wall or room'' The sound of every person who walks through the hall resonates loudly inside the apartment. It's like you're sitting in the hall. So embarrassing when guests are visiting.

From a property management perspective, the building is so poorly maintained that I have had to sweep the halls myself. No joke. For the price I pay in rent, the LEAST the property management could do is have someone maintain the facility on a DAILY basis. Occasionally, I see a gentleman walking through the parking garage picking up trash, but that's rare. And if he is soley responsible for the upkeep and appearance of the entire property, it's no wonder conditions are abysmol.

Also, guests cannot call you in your apartment from the gates and have you "buzz them in" so they can drive their car into the parking structure. You have to walk down to one of the two gates and let them in. Heaven forbid you have more than one guest - you'll spend your time walking back and forth from your apartment to the entry gate. And, no - for the price I'm paying in rent, I do not want my guests parking in an unprotected lot beside the building, or vying for one of three spots in front of the building when they come to visit. Again, emabarrassing - and thoughtless on the part of management.

There are two computers in the business center. The air conditioning goes off at something like 7pm. If you need to use the business center after 7, perpare to perspire - and prepare to wait. Two computers for who-knows-how-many residents is rediculous this day and time.

Overall I would rate this property as poor. Again, its primary redeeming quality is location - and that has nothing to do with the builder or the management.

I have no plans of renewing my lease.
