Hello - Is Anybody Home'

I've lived at Lenox Terrace for over two years, so I feel I am qualified to offer an assessment. The layout of the building is shot-gun style (long and narrow) with the front half dedicated to one-bedroom units and the back half dedicated to two-bedroom units. There is an open courtyard on each half and an all-access door separating the two sides.

First the good: As other posters have noted, the complex was completely renovated after a fire. Since the whole structure was renovated, living here is like living in a new apartment. There were a few minor flaws with my place when I moved in, but it was otherwise immaculate. Area is relatively quiet, considering the building is a stone's throw from Cheshire Bridge Road, and you can easily walk to several eating establishments and Publix opened around the corner recently. More retail options will be available soon once the re-development of the former Cranbrook site is complete. Via car, you can get anywhere pretty fast with great access to Midtown, GA 400, I-85, Emory/Toco Hills area and of course Lenox/Phipps Plaza. Also, MARTA access is great with several bus lines running nearby and the Lindbergh transit station is in close proximity. Lastly, rent is cheap; when I moved in I was paying well under $600 a month. Rent has gone up of course, but still a very good deal.

Now the bad: Again as previous posters have noted, there are absolutely NO amenities here, probably the most glaring is the lack of on-site laundry facilities, if you consider a laundry room an "amenity." There are w/d connections in each unit however. When you move in, you are given a key to the laundry facility of a building around the corner managed by the same company. That laundry room is a dank nightmarish place, essentially an unfinished basement, with few machines and poor lighting. I've never used this facility and I don't plan to. Since there's no leasing office on site, I never see or hear from management, save the occasional poorly written memo that appears on my door regarding maintenance or parking issues. Management's presence is so low key, I feel like the building could disappear and they wouldn't know for a couple days. You do sometimes see a maintenance man and the grounds are kept up, but that doesn't require much since all there is is a patch of grass in the front and a few bushes. Management aside from being non-communicative is also somewhat non-responsive. I have a cracked tile in the kitchen that I reported for repair; there was never any follow-up and the tile remains broken. Maintenance installed new outdoor lights above each apartment doorway and they burned for about two weeks, then due to some apparent electrical issue, they all simultaneously burned out. I reported that as well and over two months later not one indication that repairs are imminent. Parking is troublesome; if you re not good at parallel parking, don t move here as the configuration of the lot requires most residents to parallel park on either side of the building. Some people don t comprehend the one way in one way out method of entry and exit and yes cars do routinely zoom too fast past parked cars. I have not been scraped by another vehicle but could see how it could easily happen. Cars also park against the side of the building in the rear making it difficult to turn corners in the back; management has threatened via letter to tow those illegally-parked vehicles but never has.

Management never tries to foster any sense of community and I rarely see my neighbors. I think part of the problem is that because each unit has a front and rear entrance, most people enter/exit from their rear doors to and from their cars and as such only encounter people with which they share a stairwell for coming and going. So, if you like to keep to yourself, then perhaps this is the place for you. Social butterflies probably won t be happy here. With regard to noise and the unsavory elements that frequent the area: One side of the building faces a wall of trees; the other side faces a decrepit apartment building where noise can be an issue including loud music and the activities of numerous children. Since there are several low rent apartment buildings nearby and MARTA is so accessible, there is a lot of pedestrian activity near and around the building. The foot traffic, though somewhat undesirable, is understandable (24-hour convenience store nearby, bars and strip clubs along Cheshire Bridge, etc.). My philosophy is "trouble is where you find it." I don t engage street urchins in conversation and I am smart about my surroundings (I don t leave car unlocked EVER, doors are always locked, don t take walks at 2 a.m., etc.). Overall, I d recommend Lenox Terrace with the understanding of its limited offerings.
